You may very well feel like you are an Astor or Berwind. My favorite part is brunch in the Conservatory. The food is great and the room is just so pretty. Not my first stay and won't be my last.

Cons: Broken Toilet, when we called downstairs to let them know, got the impression they already knew there was an issue. They did send someone right away, but wish it was taken care of before getting to our room. That night after returning from dinner 9 p.m. the guest in the next room BANGED AND SHOUTED for us to be quiet - we were laughing - no TV on no music on just enjoying our view and relaxing - did NOT feel comfortable at this persons Anger! We were able to change rooms but at the front desk did get a little push back on - if they could get us a room with a view...I told them we were not loud and that HE was the problem she then stated ours was the second complaint from him - regarding a different guest...and she said how they had plans in the work to fix the soundproofing issues with the whole complex. Following night after dinner we returned and decided to go to the bar for a nightcap we got a high top table but went over to the bartender to place our drink order she seemed put out definitely not pleasant.
Pros: Loved the location. On the water and walking distance to everything in newport. Good hotel to stay at with teenagers but truly just an average and little worn marriott on inside. Felt very 1980s needs lobby re do.

Pros: The Inn was a great value. It is in the heart of downtown, right on the Main Street. You have access to the waterfront, shopping, restraraunts and bars. The city itself is just quaint. They serve high tea and desserts. It was so wonderful to have a snack available. Breakfast is included as well, and the selection was wonderful. I had read some other reviews as they mention the decor is outdated. I think they are going for that historical feel. It is not a modern hotel. For the money, plus all the add ons and location, you will not find a better value.
Pros: The daily breakfast is a very nice spread and the hotel is right in the middle of an area with tons of restaurants, shops and bars which was awesome. They also have a nice roof deck of you want to get away from the crowds for a bit.

Cons: We're used to staying in hotels instead of inns, so the stairs were a bit of a surprise. Also, it would have been nice if we could have opened the windows as there was such a beautiful breeze, however the ac unit did work very well.

They are in a big push to find new "members" (new blood) to “share” the obvious need for maintenance-fee dollars, but seems little evidence that the “parent” owners of the facility are putting the money back into the property.
Pros: This hotel is in the heart of downtown Newport and convenient to everything. We only used our car to drive to the mansions tour. The staff was very friendly and helpful. The rooms have small kitchenettes with dining areas making it easy to bring food back or have a quick breakfast on hand, including glassware and utensils. We would happily stay at Newport Bay Club and Hotel again.
Cons: There are TVs in the living area but not in any of the bedrooms of the three rooms we booked.

Cons: I didn't like the ventilation system that is set up to always be on - it's great generally, but doesn't get rid of bathroom odors quickly and also means that when someone smokes near the intake, everyone gets to smell it (unless it was someone in a downwind bathroom smoking). Got to smell strong cigarette smoke one night and morning, so it was probably a guest given that we stayed 4 nights and were only affected for one of them.
Pros: The lobby and common interior areas are very clean and well kept. The lobby is modern and recently renovated. Regular selection of continental breakfast. Cookies at the check-in counter! Best of all, pet friendly. For a very reasonable per night, per pet fee of $12 you can bring your pet with you. If you do bring a pet, they put you at the very back of the hotel (it's a very long/deep hotel) and on the ground floor with a walkout sliding door. It's very convenient. The rooms are clean, the staff is friendly. I can't speak for the other non-pet friendly rooms, but ours was a bit dated. Clean, but old. No issues though since it was so clean.

Cons: Sneaky hidden "resort" fee. This is NOT a resort. If you're going to tack on an extra $50 at check out that you hid from your fees then you need to have much nicer facilities. The workout room was small. The pool had carpet around it and was too cold to use. The beds were VERY creaky and could be heard all night long when the people upstairs got out of bed to use the restroom etc. the rooms were clean enough, not super, but I wouldn't put my baby in that bathtub that's for sure.

There was no electrical outlet in the bathroom, had to use the hairdryer out in the bedroom, but had to plug it in under the desk, so I was not able to stand and dry my hair. Wallpaper in the bathroom was lifting.
The bed was not comfortable. Advertised that there were pillow top mattresses, ours was definitely not a pillow top and it was quite flat. There was no refrigerator in the room, coffee maker was old and outdated. I have been in far cheaper rooms that provided a keurig and nicer coffee provisions. Powdered creamer in a packet was gross.
Overall, it was fairly disappointing for the $500.00 per night rate.

Pros: The B&B was really nice and a great value for the money. The breakfast was made to order, pancakes, eggs, toast, meat, fruit. Amazing. You can smell it when you wake up. Thames street is right there so it's super convinient. All around I'd stay here again in a heartbeat.

If you extend your stay, go to the office, make them swipe your card again even if they don't ask. The staff doesn't always know to do this and you can get a phone call in the early morning for them to get the card information. Hotel won't give a printed receipt to customers if you pay through Priceline. This makes it difficult if you need the printed receipt for expense reports. Pool area is nice, especially for families. I didn't use the breakfast/evening social meals due to business but all looked great. The fitness room is too small, some equipment was broken, one tv available and it's only for one treadmill, if you have headphones. I was disappointed with the elliptical. The overall room & design very good. The bathroom and shower very clean. The kitchen had everything you would need if you decided to cook in instead of eating out.

Pros: The front desk staff gave us excellent suggestions for meals and directions how to get somewhere. Everyone in the hotel was friendly. It was a great location and we could walk almost everywhere.
Pros: Hotel was clean and comfortable. Great location on America's Cup Ave. withing walking distance to almost everything. Pretty views of the marina out back. First floor rooms are great because you can sit outside your room and relax or play with kids.
Cons: Had to call maintance 3 times. For the price of the room that was three times too many. The do a lot of chasing/ holds on bank account that takes days to fall off. Great location. Beautiful water view if the bird droppings had not been on window. Too expensive to have had all the issues
Pros: Front desk staff very helpful. Air conditioner was not working our first night they immediately sent someone up to take a look at it. He thought he had it fixed but that was not the case. We reported this to the front desk and they had the unit replaced the next day. Bar area downstairs is a great place to relax. Can't wait until the new restaurant opens.

Cons: Although I had paid through kayak before we arrived the hotel charged my credit card for the room. It took days and a number of phone calls to finally get the hotel to remove the charge. It may just be easier to just book through hotel.

Breakfast wasn't bad. I had a hard-boiled egg and toast, a yogurt and piece of fruit. We didn't have much time or I might have made myself a waffle.

My own fault for not complaining, but there were some extremely noisy guests on our floor, late at night and early in the morning. The front desk mentioned it when we checked out and asked if we had been disturbed.

Cons: The heat was not on in the room when we got there, so we were freezing for the first two hours in our room...we kept our coats on while we took a nap.
I also had an allergic reaction to something in the room, likely the detergent that the sheets are washed in. But that wasn't really in anyone's control. Overall we had a good stay!
