We stayed in the honeymoon suite. The massaging chair was incredible and quite the surprise. The jetted tub was quite large and just right. Breakfast was very good for a continental... one of the best that I have encountered. Hotel was clean, staff friendly and helpful.. Check out time was a bit early at 11:00. We were running behind and alerted the desk that we would not be ready to leave until 12:00, which they were a bit annoyed by but flexible nonetheless. Unfortunately a maid opened up the door while we were still in and was probably as surprised and embarrassed as we were for not knocking first.
Location was 10 minutes from downtown Portland. Great value. Only stayed one night but would return if I came back through the area. Good selection of breakfast foods. Small counter space around sink.

The staff was very friendly. The cleaning ladies are always around. breakfast is what I expected of a continental breakfast. It needs a lot of updating!! Wallpaper is peeling everywhere. Stains and holes in furniture and carpets. The pool ladder is broken and someone could get hurt if they don't know that. It was too expensive to not be kept up nicely.
Comfortable beds AND pillows! I loved the warm swimming pool and the waterfall effect in the hot tub, it was great to massage my neck and shoulders after a long drive. We didn't care for the small bathroom and the narrow doorways.

traveled from Central MA to visit brother that was in town on business. The hotel was nice, the lobby was welcoming and the staff was very nice to me and my family. Even with a full breakfast crowd, the food was never empty. Across the street from Maine Mall, 15 minutes from the Children's Museum, minutes from the freeway. Our room was nice and inviting, except the heater/ac unit ran all night long and was noisy. We put the temp at 68 and it would blow hot, then blow cold to balance...annoying. The arm chair had a decent size stain on it and the tray table had sticky, stale jelly on half of it. Besides that, I would stay there again.

Price is good, compared to a lot of the available AirBnbs in Portland (which were getting out of control). - Found a dying stinkbug in the bathroom. - The walls were cracking, could use a touch-up. - Look, I know this is a budget hotel, so I shouldn't expect much in the way of amenities, but don't tell me you have a fitness center when all you have is a steamy room with 2 treadmills and a stationary bike, all of which are broken. I probably would have given 3 stars if they just got rid of the fitness center all together.

No one ever picked up the phone for the airport shuttle. Once I made it to the hotel, it was hideous. Dirty, tired room with a weak wifi signal. Worst part: no hot water.
Nothing Fire alarm at 1:30am no staff around to assist with anything pretty much left on our own freezing outside to only leave because we were then completely awake. Pillows are so small they would be perfect for a toddler not a king sized bed overall worst stay ever
We were placed in a wing of rooms far from the front desk. After check-in and eating dinner at Chilis next door, we returned to go to sleep about 10:00pm. Not long after, we heard commotions in the hall, yelling, foul language, slamming of doors. The young men involved spoke like ex-cons. This went on for several hours. Someone complained, after several mgr. visits, things finally quieted down by 2:30am or so. At one point we thought they would break into our room!! This was the start of our 2-week vacation !!!
Absolutely fine "economy" stay near airport for an early departure. Clean. Polite and helpful staff. A bit hard to adjust temperature. The towels are like sandpaper but clean and do the job.

Good downtown location and the beds were super comfy. We had a nice room. This is probably one of the better values in Portland as there are not a lot of hotels in the city. of all the hotels I've stayed in this was one of them. No free wifi which is ridiculous considering the cost of a room.
service was good I hate to rate the overall experience based on this, but it sticks in my mind. When taking a shower i noticed there was an unpleasant oder coming from somewhere, I quickly realized it was coming from the shower curtain .. I quickly finished and got out of there .. i felt like the smell stuck with me for a few hours after ... yuk!

Location is close to harbor yet far enough away to avoid all the noise from Commercial Street. Lots of good restaurants/bars within walking distance such as Fore Street, Duckfat, Street and Company, Vena's, Gritty's and more. Free breakfast. Parking isn't free - $15 per night.

I wanted to catch the ferry to the islands, so it was a great location! Parking was very convenient. and downtown area and shopping was a few steps away. I came up a week earlier that my original reservation, and the staff was able to accomodate me. They were very friendly and professional. What was not to like!

I loved the staff, they where friendly and very helpful in giving me directions around town and what cool things to check out. I was not expecting the hotel to have a shuttle service that took me wherever I wanted to go downtown, and the driver was super friendly. My room was incredible, well lit, well decorated with a bag of popcorn waiting for me. I all around enjoyed my stay. Breakfast was good. I paid extra for the "seaside" suite - this does not mean it is a view of the ocean. It means it's on the seaside but that your view will be of a fish manufacturing plant. I was a little disappointed that I spent an extra $30 to stare are a fishery.
Big spacious clean room in an excellent location. Close to all the dining, drinking, shopping in Old Port. There was some construction going on on the floor, rooms being redone, the halls were dusty and smelled from this work, also the wireless connection was very iffy.

Location. Poor value. Super expensive for what you get. I was stuck in a smoking room because Kayak's system (or the booking one - whatever) doesn't make it obvious that the room is smoking. There shod be a huge notice that the room being booked is a smoking room. Weird smells throughout... Room "mostly" clean. Internet didn't work and when I reported it I was given a support number to call. Sitting on the phone for an hour (which didn't solve the problem) was a big waste of my time. I stayed at the Westin after this place and it was night and day. They obviously train there staff at the Westin because from checkin to cleaning people they were helpful, courteous, and friendly. Everything about the Holiday Inn lacked, the Westin excelled at . Stay there instead.
Location is ok, on the edge of easy walking distance to the Old Port area. For the price would have expected bigger, nicer rooms. It was just "ok", not a great value for the price paid.

Was not happy at how much the room price was for the weekend we were there. Looked like a great deal until I put in my date of arrival. We went after Columbus day to avoid the crowds and high prices. No crowds but hotel price was high.
There were no frills but my overnight stay was comfortable and refreshing. location right between Old Port and the Arts District was great. No snack machines, just soda machines
It was a big disappointment. The hotel was very dated, and the front desk staff was cold/unfriendly. This hotel should have cost below $100. Instead, we paid approx $375.

We needed a hotel room at the last minute in Portland and a lot of places were sold out. Howard Johnson was low-priced, clean, and close to everything we needed. If you are looking for an inexpensive place to stay in Portland, this hotel is an excellent choice.

Was a great little place to stay. Heated pool was fun, breakfast wasn't a huge selection, but was hot, fresh, and had something for everyone. And really, if you want a 5 star gourmet meal, you're not going to find it in an included continental breakfast. HoJo's is always a great value, and makes an excellent place to spend the night.
Great price for what you get. My kids and I all broke out in rashes from swimming in there pool, was cleaned with way to much chlorine.
The pool was nice, the beds were comfy and it was quiet. Breakfast was better than some. House keeping was very helpful. The tub wasn't as clean as I would have liked it. There was a crack in the ceiling and in the door frame. There were little black flies coming in the bathroom. Would have liked if the room had laundry bags. The tv remote didn't work. Wifi was slow. The staff just ignored people as they walked in. Manager was just hanging out and talking with the front desk all night.
It was very comfortable and clean. Had a great nights sleep. Nice continental breakfast. None of the machines in the exercise room were working. Although I did tell the front desk and I went by later and they appeared to have some sort of maintenance going on. I didn't check back during my stay so I don't know if it was resolved.
Good location, good value, and a decent indoor pool The bed was pretty uncomfortable unless you happen to be someone who LIKES sleeping on a rock, and things were a little dated but they worked fine. If you're not staying long term, this is a perfectly fine hotel for a good price.

Nice room, nice pool, nice breakfast area. My only major complaint was the hallway didn't have any air flow. It was supper stuffy walking down the hall. I mean it was even hard to breath it was so stuffy.

I was pleasantly surprised by the cleanliness of the room and the contemporary decore. But I was most impressed by the helpful and professional front desk staff. I'll definitely look for another Courtyard by Marriot for my next trip.

The location near the train station made this hotel convenient.. Staff was friendly and helpful. Buffet breakfast was solid. Hotel was full of guests, it seems the staff was having a bit of hard time keep up with day to day upkeep. The hallways needed a vacuuming for instance.

Location was great, right off I-295, and minutes from where I wanted to be in the morning. Room was clean. It has a restaurant inside which was convenient. Food (bowl of soup) was OK. Water temperature in shower was extremely hot; I nearly scalded my back when going to turn off water. Also, there were (unused?) hand towels in tub. Did they just fall, or were they left by previous guest?
The hotel was clean the staff seemed friendly enough. They had coffee, tea and cookies in the entrance which was nice. I really liked the size of the room and that it had a mini refrigerator which was extremely helpful for me. The hot water for the shower in my room was not working however I was only there for a half marathon so I didn't bother calling for help at the front desk since I was about to checkout and run a long distance. I'm sure they would have helped if I called about the issue
People at the front desk and in housekeeping were very friendly, helpful and accommodating I had a late check out bc of a race I ran that morning. So I was taking a nap before I left with the do not disturb sign hung on the door. Housekeeping did knock and awoke me even though I was notified that housekeeping was aware of my checkinv out late. Besides that everything was great!

My husband and I stayed there for our first night away after having a newborn. Overall the hotel was clean and modern and comfortable. The location is very convenient for multiple choices for dinner and cocktails. Unfortunately we had a room facing Fore street right across the street from the bars. We visited on a weeknight and the noise was still pretty loud coming from the streets at 1 am. I was initially pretty frustrated after being woken up at 1 AM... But then I discovered that there is a fan in the room that can be turned on and it drowns out the noise from the streets. my only recommendation would be adding some sort of white noise option for the guests to drown out the noise from the bars
A great hotel in a great downtown location. Paid a little bit extra for a higher floor room. Got a room overlooking their generators and parking garage.
The area, the location, and the cleanliness were fantastic. The water pressure was interesting. Don't know if it's common between the hotels, but it was way too soft.

Nice location which, as the heart of the bar scene you should expect some night noise and even though the staff pointed this out at check in it wasn't the outside noise that was bad. We could hear everything that was happening inside the hotel. Toilets, conversations, doors etc. It would appear the hotel was built without any sound insulation. Very disappointed.

This place was supposed to be pet friendly, but because I was tired and gave the my home number and my friend's cell phone died they could not reach us because the dogs were barking and called the animal control officer to take our three dogs away. Then they kicked us out, forcing us to go next door to the Motel 6, so that we could retrieve our pets in the morning. he people at the shelter were really nice and said they had never seen anything like this before. before we left the woman at the desk said we did not give them a pet deposit, but they had my credit card and could have charged that. Altogether, badly handled and not needed. The dogs tried to get away from the strangers and were captured with nooses. So when I got them the next day they were very freaked out and exhausted. Being tossed out of a hotel late at night and having to find another place because the dogs barked.
The location was good for my purposes. I only had time to shower and sleep, so I can't speak to any other facilities. $185.80 for a basic room at a basic hotel is way too much. Several days later I paid about $10 more for a 5-star hotel on the Boston waterfront.

The location was conveniently located right off the highway. After making the front desk aware of the bed conditions the sheets were changed. When we arrived to our room there were evident stains on the bed sheets and upon further inspection there was a fair amount of soap scum and dirt on the shower floor. After making the front desk aware of the issues with bedding the next day the same thing occurred. I was definitely dissatisfied with the cleanliness of the hotel and would not book there in the future.

This was our first trip with an infant so we weren't sure what to expect but the room was perfect for our needs and staff were uber-friendly. We could not believe what a great experience we had for the price. Parking is an additional charge but the valets are super responsive and you can get your car as many times as you need- it was worth it.

Convenience. My son and I attended a Maine Red Claws basketball game. The hotel was very convenient to the stadium and I envision the same for a Sea Dogs game. Room was basic but decent size. Nothing major. Outside, hallways and lobby were a bit plain and drab.
The rate was affordable, which was nice since we just needed a place to stay after getting into the Portland airport. Our flight arrived at 12AM, so it was convenient to not have to drive far afterwards. Also, the free continental breakfast in the morning was a definite plus! The rooms were not clean. There was rust all over the bathroom, and the shower was stained with mildew. Also, the hotel is in a weird part of town, and we didn't feel safe walking to and from the car to get our luggage at night.
This hotel has a great location...close to the airport, close to the downtown waterfront, and easy to get around. It is definitely on the low-end of prices for the area and there was nothing bad about the area around the hotel. The complimentary breakfast was nice, nothing too fancy, but worked out great for a quick bite before meetings. The rooms are pretty dated. They have tried to dress them up with new bedding, but the rooms smell terribly of smoke, even though they are 100% non-smoking. The first room I got was so bad with a smoke smell, that I asked to be moved, which they accomodated. However, the second room was just as bad as the first, maybe even worse. My business colleague said the exact same thing about his room, so I am guessing that most rooms smell like smoke.
Staff was so very helpful -- allowing us to return our rental car to the airport the night before our flight and then they picked us up there, and they ordered a cab for us early in the morning to get to the airport; they directed us to pick up some breakfast items that were getting ready to be put out even though it was an hour before the official breakfast start time The place was so clean and the rooms lovely, quite the contrast to a motel we had stayed at the previous two nights

For an overnight near the airport with our adult daughter before her morning flight out, we looked for a suite, since her parents both snore. The second bed was a fold-out couch two feet from the first. Since we'd booked through Kayak, no .negotiation with the hotel was possible.

I also really enjoyed the spa at the hotel. The facilities are very relaxing and everyone that works there can help you figure out exactly what you need. We had a great stay and will definitely be coming back.
I loved the location and the hotel/room was very clean. There was a continuous noise above the bed. It sounded like a pipe clanging. Thank goodness for the sound machine feature on the alarm clock. Also, the bed was very firm with starchy sheets. The terry cloth robe had a large rip in it as well.

The room service staff and valet were super friendly and extremely helpful. Other than that, it was a horrible experience...not a bit relaxing! I work in the hospitality industry, so I know what great service is. When I got there, the TV wasn't even plugged in...then I went out with some friends, came back to a dark room, and when I tried to turn on the lamps on the side tables, I found that neither of them were plugged in. It was as if the room hadn't been used in months! When I called the front desk to complain, the woman at the front desk blew it off like it was no big deal! I ordered room service at 8:30 in the morning (which was great) and then put the do not disturb sign on the door. Well evidently it was irrelevant...I had fallen back asleep after I ate my breakfast, then at 10:30 I got a call from housekeeping seeing if I was still there...she didn't even apologize for waking me up, but at 11 I got a knock on my door from housekeeping! Check out was at 12, and I felt very rushed! For the money I spent, it was a horrible experience! I will never go back, and I will spread the word about my awful experience.
I liked the historical nature of the building, and the architectural details. I found the hotel to be big on comfort, cleanliness, and friendly and helpful staff. Loved the complimentary coffee delivered to your room in the morning, much nicer than having to make substandard coffee in the room. The Mill St. restaurant on the premises has wonderful food and a lovely ambience. I didn't take advantage of any of the spa offerings, so I can't comment on those. It would be helpful for rooms to have a small fridge. The lighting in my room was not great for reading, but the huge windows let in a lot of natural light. The internet was painfully slow. I didn't understand the need for the valet parking, since the lot was just across the street, and I would have happily parked on my own and walked over. But it was inexpensive, $12, so this is not really a complaint, just an observation.
I am a female and was travelling alone to see my son. I got my room and from then on, felt comfortable, secure, close to conveniences and within walking distance to great shops, restaurants and more. I was also given the gift of a spa treatment while there, and that experience was heavenly! The dining room was decorated for Christmas and was absolutely lovely! I was also quite comfortable eating alone here, with a seat by a warming fire. I will be returning to Portland shortly, and would like my same room and experience. Loved it.

The open large lobby/rooms, the happy hour, of course the breakfast! We have just assumed your hotel is our destination from now on. We've been staying there when we come up from Cape Cod to visit w/our Grandaughters! They have a ball in the pool and just love visiting w/us at The Hotel!
I liked that the hotel was pet friendly and had a reception in the evening. The location was convenient to bother the jet port and downtown Portland. The hotel did not have a requested item set up in the room upon arrival. The shower had hair on the walls and there were people smoking underneath our window all night, which came directly into the room through a vent. It was very slippery out and all of the walkways and sidewalks remained untreated, making it very unsafe for both guests and pets. Management was not particularly responsive to any of these concerns.
The service of the gentleman when I arrived at midnight exhausted from a long trip overseas was excelllent. He picked me up at the airport and made sure I got to my room safely. Thank you
