Beware of amenities fees
Good location
The amenities fee charged per day is not made clear at the time of booking. The room did not have a/c and was constantly hot and stuffy. In February.
Thought overall well designed hotel the look was modern
Additional fees not worth services including Paying for wifi - and the service was awful did not keep connection no worth the cost; air conditioning was extremely loud and rooms muggy; lighting in room too dim could not see anything, very weird lighting not convenient or sufficient for space

Cool modern room, much smaller than expected.
The room was modern and trendy with black, white, and exposed brick. Fixtures were nice and the view of Powell Street kept most of our attention.
We were upgraded to a larger Queen room, and it was terribly small. I can't count the number of times I smacked a toe or knee on the desk just trying to go from one side to the other. No AC. I had work to do, and had to sit on the bed with my laptop because the desk was so small I couldn't really even use it with the coffee maker also on the desk.

This is a very small facility, the rooms feel like 6x6 and I think they actually are. The bathrooms are super small and old. There is a hanger not a closet and even after I complained about my first room the second was not much better.
Perfect Stay
Because this was a trip to San Francisco with our son, staying at he Hotel Union Square made everything easy for us. They have the most accommodating staff . Location is perfect. Rooms are clean and bathroom amenities standard is 5 star . Will definitely recommend the property to my friends
Wine served in lobby from 5-6 nightly. So great after a long day of meetings! Bed was comfortable, large closet to hang my clothes. Updated bathroom.
No counter space at all in bathroom for makeup application.
The location cannot be beat. It is about a block north of a BART station and bus stops, the trolley is right outside the door, and multiple ZipCar locations are right around the corner. It is centrally located, allowing you to take a break in the middle of the day.
The standard rooms are VERY small. We paid the upgrade fee to get the executive king room. Double the space for $30. Worth it.

Union square is annoying if you're not a tourist. Of course I knew this going in so it's not the hotel's fault.

Yes, the sensor on the bathroom light kept turning off when I was taking a shower... very surprising and very annoying.
The staff is friendly and professional. Rooms are tiny but comfy and recently renovated, with a modern reversible AC, a flat-screen TV, an iPod deck, free wifi. There is complimentary coffee in the morning and wine at 5pm every day. The location is along the mythical cable car line, close to the Moscone center and major shopping malls.
If you request a room with twin beds from booking.com, you may end up with one double bed instead. The reception told me that they are not able to receive (or process?) this information from the website.

I liked everything....atmosphere, design, location, decor- just so impressive. My thanks and appreciation to Nathalie at reception who was absolutely delightful and helpful and who always had a lovely smile and a moment to have a chat whenever i walked past...she is an impressive asset to the hotel, a diligent worker who obviously loves her job! Well done, hope she can be rewarded somehow....I'll be back and will definitely recommend this hotel.
