Just used to shower and sleep while at the beach. 30-40 minutes from OOB, York, and Wells. Good location, continental breakfast was convenient, rooms were fine and pretty clean. Shower takes a while to warm up in the morning. I took my first shower completely cold, so let it run a few minutes first!
The view crom the hotel over the marsh, the proximity to a clean sandy beach with rolling breakers and the comfort of the room. The fact that the hotel was on a main road, but the rooms are sufficiently laid back for that not to be a nuisance

The location was perfect, i really enjoyed the shuttle to the beach which is a big plus. The breakfast could hace been a bit more elaborated, the room smelled like mold.
The riverfront location and the fact they had kayaking available was a big draw for us. The location is great apart from some awkward (temporary) road construction in front which makes entering and exiting the parking area a bit dicey. The inn was just renovated and shows some updates, but some features definitely seemed dated and worn out. Our room clearly wasn't one of the best they had and our "sitting area" (as opposed to deck) was two vinyl chairs next to the parking area, not facing the water. Some rooms have a water-facing deck, but not us. No matter. The kayaks are only available during the "high tide cycle" and usually only once per day. There's a three to four hour window when you can rent them, but the attendant is also on call. The place was clean and overall fine. Skip the free breakfast. Even with "fresh" waffles made from a tasteless, disgusting mix, the whole event is a glorified continental breakfast at best. Better to head to Ogunquit to the various breakfast joints and get a real breakfast. Limited kayaking hours was a surprise to us but it made sense because the river is tidal. A bit overpriced for what you get, but I am sure the area commands the prices because of summer attractions and the beautiful beach at Ogunquit.

Loved our stay! The view was beautiful from our room. Really enjoyed the breakfast too. Not your typical continental breakfast. We'll be back!

The hotel was right down the road from everything! The staff was friendly and helpful. The rooms were fine, very comfortable beds! No complaints!

The manager was very nice. The room was very smal and old. The blanket has spot on it. The carpet was not clean. It was ok for me but I would not recommand this hotel to my mother.

Short walking distance from the beach. Nice building from outside. Room was small, not too clean and the bed was uncomfortable. Bathroom was also ridiculously small. I do not recommend this hotel for a romantic week-end.

The location on the river is beautiful. The new owners are letting the rooms fall apart and are not clean like before. The breakfast was not good and the fresh fruit had mold on the pineapple. I'm sad that we have to find a new place to stay.
Lovely room, on the river, though view overlooks parking lot and only a bit of the river. The room was well decorated and amazingly comfortable. The hotel doesn't have room service or a full breakfast, so you have to walk a mile or more for breakfast. Disappointed that the front desk wasn't staffed at night and that numerous attempts to call the front desk throughout the trip went unanswered.
The breakfast room and breakfast selection was very good. Room nice. Room had nice view, but very dirty windows. A good 25 minute walk to downtown. No coffee in rooms.
All I can think of after reading these positive reviews, is that we definitely stayed in the wrong building. We stayed at the spa building, which DID have an elevator, but the rooms were awful. They were in desperate need of updating. The carpet was disgusting and dirty, the decor was straight from the 80's, our "viewing deck" consisted of a 2' wide roof area with two aluminum fishing chairs. This place could be fantastic and they could charge three times as much for the rooms if they would simply update the furniture and install hardwood floors. A little paint wouldn't hurt, and simple maintenance would make this place top notch. Right now, though, it's pretty pathetic.

There are great views from the property and easy access to the beach...it's right there. Easy to get to town (1/2 mile) and a lot of great seafood. Continental breakfast were provided...bountiful. No coffee in the room.
Right next to the trolley stop! There was mold in the shower head, the bathtub was cracked, a weird gojo hand soap dispenser in the tub, and it smelled like bug spray after the housekeeper cleaned each day.
The location was good. I liked that the trolley car came and picked you up right at the hotel. I also liked that they have a lot of things for the kids to do and they have BBQs. The maids were also very accommodating and friendly. I didn't like getting there and seeing that they were charging $75 a night when I had paid $116 on Kayak. As we were leaving the price went to $49. :/ I also didn't like the damp carpet. It looked and felt like someone had mopped the carpet and it never dried...
I booked this hotel online without seeing a room first, it turned out to be a big mistake. The room was very old and a bit smelly. the sheets were stained, the comforter smelled and there was blood on the mattress, need I say more? I brought my new girlfriend there and was quite mortified. I will never go back and would never recommend this place to anybody.
I was pleasantly surprised by the big room, and one of the most comfortable beds I've ever slept on at a hotel. I ll be back for sure! Perfect experience overall.
Nice staff, decent breakfast, big bed--what more could you want from an off-the-highway motel? It's my go-to place in Kennebunk.

The friendliness of your staff. They were very knowledgable about the area and provided a detailed map of points of interest, along with directions on how to get there.
This is a little family owned hotel, that is nothing terribly fancy, but is clean and friendly. They have a pool that the kids a few rooms over seemed to love. It was relatively inexpensive but we could quickly get to Kennebunkport and Kennebunk to enjoy our days.
Really clean, friendly, easy access. Will definitely be back to stay again. I would recommend it if you are looking for a place to stay. Our queen bed was either worn or really soft/cheap, made us roll to the center. Slept better in the full bed but was obviously smaller.
Very friendly, helpful and informative staff gave us advice on where to eat, places of interest. Complementary use of telephone was very welcome tea and coffee making facillities in the room would have been an advantage

Your information was extremely valuable in making our stay at The Lodge at Kennebunk very fruitful. The breakfast is also very good. We have no complaints.
The owners were very accommodating to us..The hotel was very clean.the area was great! We will definitely be back in the near future. Room 36 There wasn't any thing to complain about.
Reception was friendly and helpful and provided good recommendations and directions in to Kennebunk Port as well as a good place to eat near the hotel. The room was spacious and clean.

I had an excellent experience.The room was very clean and quiet. My room overlooked a pretty wooded area. The hotel was a 5-10 minute walk to the beach or center of town. Staff was friendly and enthusiastically pointed out places of interest. I wish they served fresh coffee in the morning. They have tiny pots in the room but I personally don't like drinking from something that spends its life in the bathroom. For this price this seems like an easy fix.
It is clean, quiet and close by to many places. The owner, is very friendly and informative. no enough trash can through out the facility.
Walking distance to the beach The color on the tv was going in and out and the remote didn't work. They did take $20 off our stay for the inconvenience. The carpet cleaner smelled soooo strong it was hard to get used to

The location on the beach, the free bicycles, the breakfast and teas and coffee all day. The bathroom was a little small but the room was comfortable. The price was a little high for post summer.
