I honestly have nothing bad to say about this place and you will be treated so nicely should you decide to stay here. We will 100 percent be returning should we be working in the area again. Cons: Shower
9.5 Excellent
Pros: Very friendly owners and the lady of the house was extremely clean so the house was spotless. She was generous with breakfast and very helpful
Cons: Noisy neighbors - had a party till about 3 am. That is against the law in the UK but the neighbors didn't care. They kept me awake with all the noise.
10.0 Excellent
Pros: It was perfect for our family. Much needed private space (including outside back garden) to relax after sightseeing all day. Only 5 min flat walk to supermarket and train station. Lovely and clean and safe. Shared kitchen available for us to make picnic lunch and tea! Free tea, coffee, bottled water and breakfast items were gratefully received! There was also fresh fruit for our children! Great for families, a nice quiet space. WiFi was also great to have to plan our days!

10.0 Excellent
Pros: Jing was a lovely host who made sure I was comfortable and went out of her way to allow me to check in much later due to a delayed flight. Sparkling clean and very comfortable for such a valuable price. Very close to station so a great location. I stayed for work and it was very quiet and peaceful.
10.0 Excellent
Pros: First trip to London with my 13yo son, and we were delighted with Simply Guesthouse - it is like staying in a friend's house! Jing was very friendly and couldn't be more helpful. House is very comfortable and spotlessly clean. Great train link into centre of London, and nearby Sainsburys is handy.
9.3 Excellent
Pros: Simply Guesthouse offers rooms with shared facilities in a terraced house, use of the kitchen including cooking facilities, fridge, microwave and a selection of breakfast cereals, fruit and milk. The hosts (who live across the street) do the cleaning, fill the dishwasher, replenish the supplies and make sure that everybody is generally happy and has got what they need. I like this concept, because it is completely clear what to expect, everybody has their freedom, a personal space and comfort. The place is conveniently located close to a railway station that takes you into central London within 20 minutes. There are some shops and some takeaways nearby.
Cons: It is fine as it is, in its way.
9.5 Excellent
Pros: I was really happy with my stay here - the staff was very friendly and helpful and the room was clean and comfortable
8.8 Excellent
Pros: The room was just a very short walk from Abbey Wood overground rail station. There is a large Sainsburys with a cafe close by.
Cons: It was a little difficult for three rooms of people to easily share 1 small bathroom inc. toilet.
9.5 Excellent
Pros: The owners was very nice. Beautiful room and bathroom was very tidy. Posibility to use a kitchen, where everybody can use bread, butter, jam, coffee, milk and tea from fridge for a breakfast . Near to train. Near to big Sainsbury´s.
Cons: Nothing.

9.3 Excellent
Pros: Everything
Cons: Nothing
6.3 Good
Pros: Host was friendly and answered quick. Was always trying to make our stay comfortable. The bathroom is modern (but was not clean all the time, also sometimes there only was cold water to shower) Walking distance to the underground was about 15 minutes.
Cons: Our bed was very small for two people. Also there was almost nothing for breakfast except of eggs and cornflakes (you get tired of that after 4 days) somedays we were lucky to have some bread. No cheese and meat at all.
9.3 Excellent
Pros: Nice and spacious room with good facilities and shower room for the big out house
Cons: The caterer was asleep when arrived and so was a little bit of effort to get into the property and also still haven’t had a work VAT invoice for my company after 2 emails
8.0 Excellent
Pros: Good location and good value for money.
Cons: Well I dont usually get asthma but staying night I had asthma attack. This was probably down to dust being present in room and not being cleaned. Although breakfast was included there wasnt much choice and very little to eat
2.5 Mediocre
Cons: It was the worst situation I've ever been in. We had a reservation what we paid in advance and "our" room was already taken. We weren't offered another room at first cause the only free room they still had was more expensive. We only wanted to stay one night.
10.0 Excellent
Pros: Friendly owner n great ambiance....relaxed n comfortable.
Cons: Nothing...
7.0 Good
Pros: Good size room. Very clean. Nice bread
Cons: Heat was oppressive. the room was a total furnace. No nets at window so everyone could see in unless the curtains were fully closed which stopped any potential breeze. This is a house that's been split into rooms on a residential street so a. B&B (which you help yourself to limited food) rather than a hotel. No signage to help identify the property. .
10.0 Excellent
Pros: Friendly and nice
Cons: Nothing
10.0 Excellent
Pros: all nice brilliant stay
Cons: big room, shower all new

Pros: Really high standard of appointment and cleanliness for the price, the owner couldn't have been more helpful and we really enjoyed our stay and the facilities. Will definitely be going back, my accommodation of choice in London now!
Cons: Can't really fault it, the bottom of the garden is being refurbished so looking forward to sitting out when we return when it's done
10.0 Excellent
Pros: The whole property was so clean, spacious, close to the train station and Sainsbury’s. The owner was very nice to us, everything looked exactly like what we saw on the booking site.
5.0 Okay
Pros: The staff was good at communicating check in and out time.
Cons: This is a shared house with very noisy neighbours. We stayed on a Saturday and music was blasting from neighbours until late. Curtains let lots of light in so bring ear plugs and eye mask. For the price we paid it was fine so don’t expect much from this property.
2.5 Mediocre
Pros: Well where do I start?? My girlfriend and I was sold a pack of lies from the beginning we arrived in Sydney road our troubles started we was looking for a 5 star resort in the abbey wood district ! Well that couldn’t be further from the truth we paid 50 English pound to stay in a bedsit with the front door open all night and day and suspicious misfits coming and going ! Waited til 2 pm for our breakfast that never made an appearance! As for the owner he just appeared out of alley way shouting my girlfriends name we was shocked and stunned and one 9 away from calling the cops! On the plus side the en suite bathroom was up there in my top 7 bathrooms! And the lime green curtains was a breath of fresh air ! If I had to give the venue a rating out of 3 I’d give it a very weak 2!
10.0 Excellent
Pros: Great location, 2 minutes from station, comfortable beds, very clean. Definitely going to book again
Cons: Nothing really
4.5 Okay
Pros: The host was very nice & that was about it.
Cons: The rooms were tiny, the garden was a tip literally a tip, the kitchen wasn't very clean & my main concern was the main door in our room was not a fire door (massive gaps everywhere) plus the kitchen door to the open staircase was permanently left open.
9.5 Excellent
Pros: Very friendly, helpful keeper. Free upgrade much appreciated. Very comfortable, better than hotel
10.0 Excellent
Pros: Just a short walk from Abbey Wood Station, and in a very quiet street. Clean and friendly. Will be good when the Abbey Arms re-opens, which apparently will be late summer.

8.8 Excellent
Pros: Self contained unit with separate entry. Modern co-ordinated interior. Parking and in a close of similar properties. Chosen for its proximity to a family function but not the kind of area for a relaxing break.
8.2 Excellent
Pros: Super cute room. There’s a big window and the host was nice and explained the money generated helps domestic abuse victims. Great WiFi and building was secure. Very close to shops and tube station.
Cons: Bed was squeaky. Towels were a little rough. No shampoo (mine got confiscated at airport) so had to buy big bottle which I left for the next traveler.

Pros: The bed is not meant for 2 adults
Cons: The breakfast
9.3 Excellent
Pros: Customer service was excellent. Really helpful staff. The room was of decent size with a cupboard and chest of drawers. Plenty of storage for clothes. The mattress was bouncy and could do with it being much firmer. The bathroom was clean, yet a little small in size. It could do with shelves for toiletries.
Cons: Bathroom was small, shower cubicle was small. It needs some shelves for toiletries. Mattress needs to be firmer.
9.3 Excellent
Pros: Staff were very helpful and friendly.
8.0 Excellent
Pros: Continental breakfast is included in the room price, very nice.. no waiting around the toaster. Breakfast is served to you, help yourself to cereal Pastries etc. Well presented and fresh.
Cons: Nothing springs to mind. Single room is a little cramped, but compared to other hotels in Ilford the Rosales is definitely a cut above...very good value for money.
7.0 Good
Pros: I.liked that the deposit could be handled in cash where by it was returned the next day , a logistical delight in comparison to others which say they will return it in 7 days but with weekends work out most of 2 weeks

Pros: The breakfast was plentiful and delicious. The hot Full english breakfast was hot and eggs were cooked just right. There was a good selection of fruit and cereals available. The main breakfast was served and we didn't have to wait too long.

9.5 Excellent
Pros: The room(9) was delightful in the eaves and so much more interesting than the usual corporate hotel room. All the staff were helpful and friendly
Cons: In common with so many hotels... the horrible pretend milk in the room- Instant coffee is just about bearable but only with real milk. Breakfast was adequate but no croissants/pastries and the choices were very limited. My scrambled egg had no taste at all and there was no vegetarian option eg veggie sausage
8.3 Excellent
Pros: The breakfast was good. The room was nice. It is very convenient to the tube station. It is the only hotel in the area. Parking is off street and free.
Cons: The only suggestion I have is that they get portable AC units for when it is extremely hot. No complaints really.
9.5 Excellent
Pros: Super cute hotel with wonderful staff. I forgot my credit card in the taxi from the airport and they contacted the taxi driver for me and arranged for him to drop off the credit card while I went out to dinner with my family. I did not have to do a thing. Very comfortable beds and nice, clean bathroom. On the last day they packed breakfast for us so that we could eat it in the taxi as we left before breakfast. They really did that little extra the whole stay. Would absolutely recommend them to anyone visiting London and will stay there again if I get a chance to go back to London.
Cons: Unfortunately there was no elevator witch can be an inconvenience if you have trouble walking.
10.0 Excellent
Pros: From the moment we entered the property, we felt as if we had been transported to a secret getaway, tucked nicely into the beautiful British countryside. 5.0 Okay
Pros: Comfortable bed.
Cons: Restaurant only open at certain times so If you have a planned evening that means you have to leave to be at your function early then you cannot have a meal, you have to buy either snacks or leave even earlier to eat at another diner. No towels in room on arrival, no phone in room. Reception stated only a 10min walk to Barking Tube station but was approximately 60mins by foot, we had a taxi in the end as walking was too far when carrying luggage.

Cons: Asking for ID when giving cash payments
7.0 Good
Pros: The beds were comfy and having aircon was a real benefit. The room was spacious clean and what I expected from a Premier Inn.
Cons: The hallways were really hot and there were building works going on in the property when I got there, that I didn't know about before arriving. The impact of these was the lift was not working and the carpets where partially covered, meaning the hall didn't look so nice.
10.0 Excellent
Pros: The staff were really really friendly and accommodating The room was clean and quiet and air conditioning made it really comfortable I have stayed twice now at this hotel so that says it all really

6.8 Good
Pros: The roof didn't leak. Location was convenient for where we were going.
Cons: The staff themselves were friendly and helpful but the service was chaotic. We tried to order food but most of our choices were unavailable. Those that were able to get their choice (chicken risotto) were given a plate of gloop where you couldn't see the individual rice grains. One of our party then paid for the meal at reception with her credit card. The charge appeared on her bill but I found later it had been charged to my credit card! Because the meal was so bad we were offered free drinks but declined because we had an early start in the morning. In the morning one of us got a coffee from the machine but were not allowed to use the free drinks offer! Not impressed.

Pros: They had pretty much thought of everything. Even a pint of milk in your fridge for the tea and coffee rather than UHT which I really appreciated. They were also very accommodating letting me store my bike in the outbuilding and unlocking it at 4.30 a.m. when I had to leave for an event.

5.5 Okay
Pros: Location
Cons: Rooms are very small, bathroom small, it extremely hot, no AC
5.8 Okay
Pros: Food was reasonable price. Bedroom is good for single. Room was very small and tight. 2 girls travelling and requested to 2 single bed but they wouldn’t change for us and they will charge £20 more. 1 double bed in the room and was so tight to get around.
Cons: Location was too far from the city Train was expensive lower price was not worth it. At the we paid more. 1 double bed in the room and small hard to move around with two girls with luggage. Requested to change to 2 single bed but no, will charge you £20. They were not flexible staff.
7.4 Good
Pros: The staff was friendly, very helpful, and we enjoyed them very much. The rooms were well stocked, and had all the necessities.
Cons: The location. This felt like we had landed in a very seedy part of London, which wasn't reflected in the online ad. We had to walk about 6 blocks from parking to hotel, and the area felt unsafe at night, with men in the streets urinating. Not a place I will return to. The bed was small and VERY hard. Probably one of the most uncomfortable stays I've ever had at a Best Western.
8.3 Excellent
Pros: The staff is very accommodating and will give good advises on where to. The room is clean tho i dont like carpet. The bed was very comfortable
Cons: Very small room. You have no place to open baggage.
8.8 Excellent
Pros: location is only a few mins walk to the nearest train station. place was clean and comfortable. Breakfast was ok. I would stay here again.
Cons: room were smaller than I expected but it was comfortable.
9.5 Excellent
Pros: Staff are very friendly and nice.
Cons: There's no hotel parking on site.
8.0 Excellent
Pros: + Breakfast was prepared and served on demand, not just buffet!!! + Patient staff with difficult clients we saw there.
Cons: - The rooms could be a bit larger. - A bit far from centre.
5.8 Okay
Pros: Breakfast was good and location was good. Although there was no hotel parking they did give an alternative parking spot which was free.
Cons: In regards to the room itself it was too hot for 4 people. Although we had 2 fans it was not enough. The bathroom was also hot and it didn’t help that the shower was blocked. we would have to wait quite a bit before the next person could shower.
7.5 Good
Cons: No others issues except:- Does not let you know if your room is in the best western on main road or Argyle Road I was under the impression from booking.com that I was at the site with parking, which I would have preferred the choice as had to walk quite distance to where was staying as no parking which is inconvenience when have work equipment to carry.
8.0 Excellent
Pros: It was included which can be rare in the UK. It was more than just a continental breakfast. There were actual cooks who were making meals in request including eggs, sausage, hash browns, and beans. Plenty of different juices and teas.

Pros: Nice quiet room, enormous bed, efficient air-con, toiletries. Very courteous staff. This hotel exceeded my expectations and was perfectly located for our one night stay.
Cons: The hotel met our needs in every respect.
10.0 Excellent
Pros: Staff was very helpful
Cons: Nothing to mention
8.3 Excellent
Pros: Fabulous find. The staff were extremely friendly and couldn't do enough to help. Breakfast at the weekend 8 until 10 with plenty of choice however no brown sauce! Did the 'four in a bed' test....no dust to be found. Central to shopping, train station and very secure parking however if booking this make sure you get the postcode as different to the hotel. Plenty of choice of places to eat and for those that don't want to pay those City prices, weatherspoons is within walking distance.
Cons: The heat in the bedroom. Air con wasn't working.
3.8 Mediocre
Pros: The positive note above this.
Cons: Where shall I start?... Bedroom- I hit my head numerous of times on the wall regardless of the sign as a 6ft male it hurt. The bed was not comfortable and was very small as I said I am a 6ft male. Bathroom- it took over 5mins for the hot water in the badly maintained bathtub which had numerous holes. Location- On a crusty high street with the only decent thing is the street hooligans bothering you constantly. I was quite parched and I enquired for some water to quench my thirst and I was denied such and informed that I should have to wait until breakfast in the morning which I did not do. On a positive note, my car was parked for me.
3.3 Mediocre
Cons: The room was dusty, the towels were poor quality with fluff coming off, the towels were not big enough. The shower wasn’t of acceptable standard. As the water wasn’t coming out properly. The tv wasn’t working properly and not even tuned. Had to call reception to sort that but still wasn’t sorted after they tried. The bedside tables were not clean. The bed wasn’t comfortable and kept making me sneeze because of all the dust. Breakfast wasn’t good at all as the food was barely warm and most of the food had run out even though I had got there in good time and the juice machine was out of order. The front reception doors were in such a bad state, it was like they were going to fall off, and there was a lot of dust in the corridors.
6.3 Good
Pros: Room too hot and v noisy overlooking the high street.
9.5 Excellent
Pros: Very central and near all the shop etc very clean hotel and service is very good

5.8 Okay
Pros: Good location
Cons: No Bar, or restaurant, very hot room and noisy.
4.3 Okay
Pros: The guy Dennis on reception was the only good thing about this place. I wouldn't stay here again of they gave me a month for free
Cons: When I was checking in the woman Sara on the desk was so unhelpful and rude, she made me fill like an illegal immigrant in my own country. When I had booked with booking.com I had stated that I would pay cash at the front desk, I had only arrived and I was having problems parking, even though I requested in advance, as I was disabled that I couldn't walk far, Sarah was completely useless in my opinion, and told me that i could park on the street opposite and move my car by 8am, over and over I told her I couldn't walk in the mornings, but she didn't care in the slightest, lucky Dennis stepped in and took my keys to park my car when a space came available. She couldn't understand a word I was saying, her English in my opinion was very poor! and kept telling me she couldn't accept my cash even though it was British sterling (it stated nowhere on booking.com that Irish sterling notes could not be accepted?!! Very strange in my opinion as everywhere else I went they were accepted no problem!! The Queen's head being on all the notes!! It's actually laughable as Northern Ireland is part of the UK!!). There was a gentleman at the front desk who said "he worked at a bank and it was illegal for her not to accept my money as it's legal tender". She made me stand at reception for nearly 30 minutes after I'd driven for 9 hours, she could even see I was struggling to stand as I've two hip replacements and a knee replacement, She told me I had to come back first thing in the morning with British notes and I explained that mornings weren't good for me as I'm sore and that could I come later in the day.  She kept saying "there's a bank round the corner", I explained I'd plans with my son for his 13th birthday the next day but she kept on and on like I was going to run away, I asked her would she please let me speak to the manager, but she refused and gave me an email address to complain!!.
3.3 Mediocre
Cons: Beds was very hard and uncomfortable, was given a parking space only to return an hour later to someone else parking in that space and then having to wait over an hour for the hotel to sort something out. Breakfast was terrible eggs uncooked, ants in sugar bowl and on table
4.3 Okay
Pros: Breakfast was reasonable. But the meal-room was too small for the number of guests, so it involved waiting for a free table on occasion. It was cramped and crowed, which make it somewhat uncomfortable.
Cons: The rooms were cramped and hot. The bathroom was cramped. The building was old (not in a nice way) and it was clear that it had not designed as a hotel, but simply converted into one.
10.0 Excellent
Pros: The location for me was suitable for my trip to London. Close to the local shops and amenities. The staff were helpful, friendly and the booking in process easy. I had to check out at 5am this was not an issue and they even supplied me with a breakfast bag to take away as I was leaving before the dining room opened. I would definitely recommend this hotel and will stay there again on my next trip to the city
Cons: There wasn't anything really not to like. Perhaps an evening meal in the hotel but there are plenty of restaurants in the local area, so not really a big issue
10.0 Excellent
Pros: Good location
Cons: Nothing
4.5 Okay
Pros: Location ideal for trains.
Cons: Bed not made up properly. No food or drink available apart from breakfast. Room warm with only a fan provided to offer any relief. This is a B&B not a hotel!
7.0 Good
Pros: breakfast
Cons: No Ac room stuffy . No bottled water. Quality of the toilet paper could be better!
9.5 Excellent
Pros: Very clean hotel, friendly staff, excellent breakfast, location outstanding.
Cons: Mattress in our room was really worn out and needs replacing or requires a mattress topper.
3.7 Mediocre
Pros: The staff was friendly and helpful. The breakfast was very nice and included in the price. The price of the room was very affordable for London. The guests were mostly families on vacation.
Cons: The picture of the hotel is only one of the buildings they have. I was put across the street in a converted old home (which is normal for London) but the room was tiny; if I was a heavier person I could have hardly fit. The neighborhood is mostly Pakistani and very diverse; no problem there, however lots of men hanging out in the streets late at night. The train into central London does not run on weekends so I had to take a long bus ride. I don't think I would stay there again.
7.0 Good
Pros: Close to Ilford underground. Friendly and helpful staff. Nice shower room. Good breakfast buffet.
Cons: Doors often slammed closed and very loud. Couldn't sleep during the night due to this. Perhaps some door buffer strip to cushion the doors would be helpful. Drilling outside, which sounded like work was being done to one of the rooms. Hair dryer wasn't working in the room, however this was resolved by using one in an unoccupied room.
