The hotel is classic and homely. Very comfortable and relaxing atmosphere. Good breakfast and friendly staff. Manager really went out of his way to ensure we had a good stay and his recommendations were spot on.

No one on duty after 6pm was a little frustrating i.e. When the chamber maid forgot to replenish milk supplies there was noone to ask for more. The beds are lovely & wide, but not conducive to romancing as they are two beds joined together - with a hard line in the middle. The toilet paper used is a bit cheap. It needs redecorating - everything is getting a little tired.
The restaurant and bar area were nice. Staff were helpful and friendly. The bed sheets were clean and crisp and the room was a good size. The room wasn't cleaned and ready for us when we arrived, however we were quickly moved to another room. We paid extra for a sea view but the windows were very dirty and there was a designated smoking area just outside our window, so rather than smelling the sea air, we just smelled cigarette smoke all night if we had the window open. The rooms are dated and a bit shabby and would benefit from a refurbishment, especially the bathroom where the grout around the bath was black. In general, the rooms didn't feel very clean and I think the hotel is too expensive at £95 per night - I have stayed in much nicer spa hotels for that price. The hotel has a general dated and downtrodden feel.

The view and the facilities were excellent. We particularly enjoyed the wonderful Corby 3000 series trouser press. Nice big comfortable bed too, ideal for relaxing after a hard day of trouser pressing. I felt that the l Corby 3000 series trouser press was a little dated. Perhaps a 5000 series would be more appropriate with it's digital timer and superb black oak veneer.

This was our second stay at Seafield House. Rooms are comfortable, clean and well finished. Good choice at breakfast. The little extras in the room are also a very nice bonus, as is the free parking. The ensuite was a little bit cramped.

This is merely a guest house than a hotel. Very small rooms and tiny bathrooms. Comfy but rooms can get noisy due to proximity with front door and people talking in the hallway.

Friendly and helpful approach of person in Reception and quiteness of location/hotel. I went there with my husband to chill out and that's what we did. Dirty carpet, too messy shower (splattering everywhere), dirty face flannels/towels. Asked for a luxury room but I'm pretty certain it felt quite standard. Not good value for the £70 paid, in my view. I also requested confirmation of my parking space which wasn't given, although I provided my contact numbers and email because it was a last minute booking. Had to arrive there to verify this. This is the only time I have felt somewhat dissapointed by accommodation selected from your website.

The service was excellant, especially when trying to resolve issues. The location was great. The room was far too hot and to cool it down had to use air con unit which was located behind the curtains, absolutely no use when sleeping.The Tv was fauty and had interference. the shower curtain needed replacing as it was not adequate with the power of th shower and splurged water all over the floor, making it slippery and dangerous. There was a function on the saturday evening which we could hear the music to 3 floors up, although the staff offered us another room at 1 in the morning, the bed was tiny; so not suitable at all. Late check out was denied enough though we were too tired to face the long drive home and no discount as an apology for inconvienences. Very disappointing for a hotel of this standard so thus would not recommend.

Arrived at 6.30am after flight from Australia and was able to check into my room. Also got an upgrade at no cost. Internat should be free - however, very few hotels offer this.
Access to town. Breakfast, though expensive, was fantastic. Dirty cutlery at breakfast. I had to get up four times to get myself cutlery - which I stole from other tables.... I had to ask for toast.
Amenities and location Checking in was at 14:00 hours, upon arriving half an hour early, no check was permitted to see if room was ready earlier, so guests had to wait and then queue to 14:00 hours. Other hotels do check room availability and if available let you check in earlier to avoid a queue.

The location was excellent, on one side the sea front on the other the town. Could walk anywhere easily. The reception staff also very efficient. The bed was very hard. The inner courtyard meant that we were overlooked by other windows and the people sitting below eating and drinking. It was also a very hot room but if you had the window open it was only to the inner courtyard where music was played. This meant that it was overpriced for what you got.

The restuarant waiter at dinner was very good - but as there were only 3 dining this probably was why. Room much too hot (was promised cooler in room but it didn't appear), access to car park dirty and smelly, car parking expensive, I was annoyed that a gratuity was added to bill for (the expensive) dinner, breakfast was expensive, and the room was not made up until 3.00pm. It also a pity that some staff have difficulty understanding english. It was rude to have to sign the slip for breakfast before being shown to a table - the implication that you might not pay. Corridors were in need of redecoration. The lounge area was not very good.

The hotel was very nice and it was nice to be upgraded from a twin room to a family one at no extra charge. Very convenient for the Brighton Centre and shopping which is the reason we came.

Attention should be paid to the housekeeping of this hotel. The spa again was not clean, thought we would spend a few hours there but changed our minds when we went in. Again the cleanliness here was poor.
The Spa situated in the Hotel Our room was located opposite a pub. The noise was so loud it was a bit difficult to sleep.

Parking was easy and very good value for Brighton. Breakfast was excellent. Room was very comfortable. Although a twin room was booked this was not available, fortunately this was not imperative but may have been!!. The bar staff's command of english could have been better.

The accommodation was clean, the reception area was impressive and the breakfast was good value. The room was very small and the bathroom was extremely tiny. The bathroom had a broken shelve in it (which hadn't been repaired!) and the shower (which looked powerful) was actually a trickle.

The room and the bathroom were spacious and well decorated. The bar and resturant were very good and the breakfast was excellent. The squeeky bed and lots of the furniture in our room and the bar were a bit saggy and could do with an update.

My wife and I booked your hotel to celebrate my 60th birthday and our 39th wedding anniversary, we were most impressed with all aspects of the hotel. The staff were all helpful, courteous and friendly. The food was really excellent with a wide variety of choice. Although the view from our room overlooked the roof area this did not bother us, the comfort and cleanleness more than compensated us. having to leave
Location is great. I am sure this was once a great hotel. Mold everywhere, peeling paint and wallpaper... Lack of maintenance and neglect destroyed what was once a great hotel. With some investments, this could be a great place. But right now an average Motel 6 is cleaner than this place.

The room that we were given was the worst I have ever stayed in. The room was very damp with a large damp area outside the bathroom that was covered with a mat. Staff were very unhelpful regarding this fact.

The staff were very friendly. The bar and lobby areas were nice and modern and the breakfast was great. Good location for the beach but a bit of a walk to the shops. The room was quite basic for the money and didn't resemble any of the photos featured on the site. The shower had poor water pressure and took ages to heat up - maybe something to do with being on the 5th floor.The heating was on way too high and the room felt like a sauna.

its a loveley hotel, a really nice change from large corporate hotels, the rooms have character(not meaning they are old or tatty, quite the oposite) the staff were helpful and friendly, if your going to brighton stay there you be very happy.
The breakfast was good and the ladies at the kitchen very friendly. When you visit Brighton, you must go to the Royal Paviljon, that's great! It's a nice city. We had a problem with our room the first night, because of the noise. Our room was next to the front door and in the little garden at the backside people were talking till 3am. And we heard every second of a young man and his girl enjoying the night (....) in the room above. And last but not least our room was in between the kitchen and de breakfastroom, so at 7 am there was a lot of noise again. But the two ladies working in the kitchen (the is no other staff at all, communication only bij telephone or intercom) were very friendly and helped us getting another room for the second night. And that room, at the 2nd floor, was much bigger (same price) without any problems and we were happy with it.

I loved the decor in my room; it's the third room I've stayed there and all the room have been indivudually designed. The breakfast was was fabulous and was the location. The shower in my room gave out a mere dribble of water but I exepct that is because I had a shower just before check-out like most of the other guests in the hotel! It would not put me off staying there again as everything else was fabulous, especially the view and the breakfast

Only price. There wasn't staff when we arrived.And the shower and toilet didn't flash well. The bathroom door made from clear glass,and there was no curtain so we could see inside the bathroom and toilet from the bedroom.I don't recommend this accommodation.

on arrival the memeber of staff on the front desk was very friendly and very helpful. Parking, although not free was right outside the hotel. The room smelt of smoke and the smoke alarm had been covered with a plastic bag, this didnt fill me with confidence when arriving in my room. A second room was provided after talking with the staff on the front desk ( manager seemed to be too busy ) although i wasnt given an apology for what i felt was a fairly dangerous think to overlook when checking the room before i checked in.
The hotel was in a good location and was very clean, The bed was not the best, found this very cheap and uncomfortable. ALso I wish it wasn't so dark

Lovely large room with big windows. The public areas were very inviting and comfortable. I really liked the old fashioned dining room with it's polished wooden floor and fabulous ceiling, and tables with starch White tablecloths... The staff were friendly and helpful, I will go back. The decor of our room was a bit tired and in need of redecoration, and the widows on the outside could have done with a clean, however the room and en-suite was clean.

The staff we're efficient and friendly. The room was shabby, unattractive and badly furnished and the beds were poor quality with insufficient bedding. The bathroom was tiny and uncomfortable with mould in the shower. The whole hotel was run-down and in need of new decoration, with peeling paintwork and cheap furnishings. This would be (barely) acceptable as a low-end budget hotel but for £90 without breakfast, it was scandalous. We would never use or recommend this hotel again and were extremely disappointed with the booking.com service.

Refreshingly unusual hotel, helpful staff with a "can do" approach, quirky room/bathroom, delicious buffet breakfast. Inadequate storage space for clothes; they have to be hung over the only mirror and there are virtually no shelves; and drying hair is challenging without a socket with a nearby mirror! Also the semi- transparent loo door might be a problem for some guests. A case of style over function perhaps?
We loved the style and freshness of the bedrooms and the bathrooms were the best that we have encountered. Our room had huge bay window with a view over the busy street which was great for "people watching". Myhotel is located in town, approx 5 minutes from The Lanes, 10 minutes from the sea and surrounded by bars, pubs and restaurants. The hotel also has a couple of bars that are just perfect for the start and end of the evening. Just a bright new place to stay in Brighton away from the sea front hotels that are rather tired and staid in comparison. The one disappointment was the breakfast. It's not a bad breakfast; it just suffers in comparison with many of the offerings, locally. Also, we witnessed regular confusion with the restaurant staff about whether, or not, breakfast was included in the rate. The solution is to avoid the breakfast and go to "Bills" around the corner or one of the many other breakfast places within in few steps of the front door.

The position in Brighton, we stay quite often as my son lives in Brighton and it is the first time I noticed your hotel. I found the hotel room unwelcoming and the bathroom was so small you couldn't turn arround in it. My daughter and I had trouble trying to get ready at the same time. The colours were a bit "in your face" I know I am older than perhaps most of your guests, but even my son and daughter thought it was not very restful.We also had to move rooms as the television did not work. The rooms were over the bottle bins and they were being filled most of the evening and emptied at about 6am on Monday morning which I realise someone has to stay in those rooms but if everything else had been OK it wouldn't have been a problem. It was a nice hotel but for me a little bit too modern. Also the reception desk was far too small to do anything on.

Availability of parking - an essential in Brighton! The car park left a lot to be desired but it was there and relatively secure. The hotel is in need of renovation and parts of it require some work eg. damp in walls and plaster exposed. the conference room/breakfast room/conservatory needs the windows cleaning - they were awful.

The stay was for only 2 nights Everything seemed to much effort for staff. Outside of hotel was dirty and poor, Car Park was a step up from a dirt track. The lobby was clean, tidy professional and smart but all ended there as rooms were very very poor, uncomfortable and very basic.

Was really looking forward to a relaxing 2 day break at the Courtlands and was extremelly disappointed in every way.The room facilities were very basic the facilities of the room indicated bath,iron facilities,etc.These were not in the room at appox £80 a night you would presume a nice,clean room with what was advetised.But I was extremelly disppointed and would never stay in this hotel again .I complained abt this on the first night and the management of the hotel were not helpful and did not even apologise or offer any kind of compensation.I have travelled throughout the world and stayed in lots of hotels/hostels and never wrote a negative response to a hotel.But this hotel deserves it. See above-Very disappointed in every way would not recommend this hotel to my worst enemy.What was advertised as facilities in room does not exist when complain abt it u are told to deal with it.Even the swimming pool was not in use!!!Horrible hotel.

It was quiet, comfortable and clean with a nice size double room, the ensuite was modern stylish and clean, the hotel was central to the town and had pleasant sitting areas and breakfast room. The self service cooked breakfast was good, a continental style breakfast was also available. A minor point: The last guest's towel was still hanging on the back of the en-suite bathroom door.
Position geographically, close to beach and shops. Meeting point for every stag and hen night in front of hotel, because the rooms where so warm you had to have the windows open and the last talking stopped at 5.30 am and the traffic took over at 7.00am

On arrival we were allocated a room. On openeing the room there was already another guests luggage in there. We were then given another room which the pass card did not open. A third room was then allocated which we were able to access. My concern in this matter is that the first room had already been allocated and we were able to access it. Not the most secure system, which left us feeling very unsure about leaving anything in our room.
Position of hotel always been good I feel hotel both inside and outside needs a lick of paint starting to look drab especially outside. Decoration is really quite poor compard to when I used to stay.
The staff were very friendly and the location was excellent. We felt very rushed when we ate in the restaurant on the Saturday evening, we had to ask the waiting staff a couple of times to give us more time to decide what we wanted to eat. Also the fruit left in our room looked very old.

Room right outside next door Fish & Chip shop, open until 4am which was noisy for baby, room was on left side of building, a room on other side may have been quieter.

The good: That we were able to book a room at very short notice, for one night on a weekend. The proximity to central Brighton was also good. The owner was friendly, the breakfast nice and the room size decent. The bad: It was filthy. Urine stains on the toilet, pubic hairs in the sink, the rug covered in stains. The light swicth was falling out of the wall and the wiring looked dangerous around the window. Decor--wise, it was a mish mash of pub carpets, 80s furniture and feeling wallpaper. The en suite looked like it was installed by someone who has no idea what they were going: no extractor fan and the door didn't shut. The hotel needs a total overhaul.
Extremely welcoming and friendly owner. Huge four poster bed in a big room. Great breakfast. Room a little chilly at times and another couple of tea bags would have been good!
The manager was appalingly rude and the rooms were dirty. On arrival he asked us not to make noise when we returned to the hotel - we were a group of 4 women in our thirties, and I thought this was very disrepectful. The following morning at breakfast he told my friend she could not sit at two tables she attempted to sit on bearing in mind that the breakfast room was empty. He also charged my credit card to the room before the end of the stay - if fact, this was done a week before, despite this not being a pre paid room. The bathrooms had mould in them, and the so called clean towels were placed on the toilet. For £85 a night I would expect a far better standard of room and customer care. I would not recommend this hotel at all
Breakfast is server from 9:30 till 10:30 only on weekends, which made us have to miss it, saince we needed to leave at half 8. However, the manager was very kind and upgraded us to a four paster bed for free. The room was tremendous, albeit, the bath was too small for two people at the same time. 10 minutes walk from main shopping area. Parking is £5 a day from the hotel. As above, the breakfast times can be inconvienant (9:30 til 10:30 only), the bath in the 4 poster room is far too small for two people, and the parking is £5 per day. Other than that though, very very nice.
The hotel manager upgraded my single room to a double room at no extra cost quite simply because the hotel wasn't busy that night. He also rang me beforehand to inquire what time I wanted to check in, which I thought was a really nice touch, In the morning, he still cooked a marvellous breakfast for me even though I was late coming down. The owner of the hotel was very friendly and accomodating and offered us a choice of rooms. Twin beds instead of a double but they were still very comfortable!
Situated in a delightful Grade 1 listed square on the seafront. Very helpful and very friendly management. Good 'full English' breakfast. Excellent value. Reasonably priced public parking - if you ask for advice. Bedrooms & bathrooms reflect the period when they were last updated which was some while ago. So go elsewhere for something more modern - but you might first like to check competitor prices!
Bed warm and comfortable. Staff friendly. Cooked Breakfast generous portion and enjoyable but a menu on table would have been helpful. Hotel decor tired
