The hotel was right down the road from everything! The staff was friendly and helpful. The rooms were fine, very comfortable beds! No complaints!

I booked this hotel online without seeing a room first, it turned out to be a big mistake. The room was very old and a bit smelly. the sheets were stained, the comforter smelled and there was blood on the mattress, need I say more? I brought my new girlfriend there and was quite mortified. I will never go back and would never recommend this place to anybody.
The location was good. I liked that the trolley car came and picked you up right at the hotel. I also liked that they have a lot of things for the kids to do and they have BBQs. The maids were also very accommodating and friendly. I didn't like getting there and seeing that they were charging $75 a night when I had paid $116 on Kayak. As we were leaving the price went to $49. :/ I also didn't like the damp carpet. It looked and felt like someone had mopped the carpet and it never dried...
Right next to the trolley stop! There was mold in the shower head, the bathtub was cracked, a weird gojo hand soap dispenser in the tub, and it smelled like bug spray after the housekeeper cleaned each day.

Beautiful room, decorated in elegant and fresh style. Pretty quiet, very clean and super comfortable. Traffic noise didn't bother us at all, especially with the AC on. We wished we were able to stay more than one night! Close enough to walk to the beach and if you're not used to walking, a trolley stop nearby. Definitely want to stay here again the next time we come up to Maine. Wished they offered pastries or fruit in the mornings, though they probably don't because the Maine Diner is so close.

The innkeepers were extremely friendly and accommodating. The breakfasts were delicious and served in a beautiful sunroom which overlooked a small, colorful garden. There was easy access to the local highway. The room was comfortable and true to history. Perhaps the variety of cookies could be changed from chocolate chip.
Everything was very clean. The 'staff' (Michael and Bill) were great. We're already planning on coming back next year. Nope...
We loved the room, the great breakfast and the friendly and courteous service extended to us by the owners. It was a totally great experience.
It was a good location for any one travelling the coast and the hosts were great.

Cheap price for a large room. Easy access and a nice location. Getting run down and showing signs of its age. The rooms could use a little bit of updating and maintenance. Nearly half of the blinds in the room were broken or missing, a simple fix which really made the place feel "cheap". If it were peak season I would have been very disappointed due to the price, but for a cheap off-season stay it wasn't bad.
Attended a wedding down the street. We arrived at tall woods after the wedding at about 1:30am. They told us they gave our room to someone else because they didn't think we were coming. They didn't think to contact us to ask. They didn't seem to care at all and me and my wife had to drive 2 hours home after a night of drinking. We called everywhere, there wasn't a vacant hotel room anywhere.
Good Location, Friendly Staff Some of the lights worked, Bed was awful, room was small enough that itwas difficult to get around the beds, TV didn't work when we arrived, Pool was completely green , the first hotel we ever stayed at where there was no "top sheet" underneath the blanket, The towels and hand towels were so thin, one ripped in half when washing my face, the air conditioner temp switch didn't work, there was no on/off switch, you had to plug or unlpug the unit which was barely 6 " off the floor.
The breakfast room and breakfast selection was very good. Room nice. Room had nice view, but very dirty windows. A good 25 minute walk to downtown. No coffee in rooms.
All I can think of after reading these positive reviews, is that we definitely stayed in the wrong building. We stayed at the spa building, which DID have an elevator, but the rooms were awful. They were in desperate need of updating. The carpet was disgusting and dirty, the decor was straight from the 80's, our "viewing deck" consisted of a 2' wide roof area with two aluminum fishing chairs. This place could be fantastic and they could charge three times as much for the rooms if they would simply update the furniture and install hardwood floors. A little paint wouldn't hurt, and simple maintenance would make this place top notch. Right now, though, it's pretty pathetic.

Lovely room, on the river, though view overlooks parking lot and only a bit of the river. The room was well decorated and amazingly comfortable. The hotel doesn't have room service or a full breakfast, so you have to walk a mile or more for breakfast. Disappointed that the front desk wasn't staffed at night and that numerous attempts to call the front desk throughout the trip went unanswered.

The location on the river is beautiful. The new owners are letting the rooms fall apart and are not clean like before. The breakfast was not good and the fresh fruit had mold on the pineapple. I'm sad that we have to find a new place to stay.

There are great views from the property and easy access to the beach...it's right there. Easy to get to town (1/2 mile) and a lot of great seafood. Continental breakfast were provided...bountiful. No coffee in the room.
The King's Port Inn was a convenient place for us to stay whilst we explored Kennebunkport - we were easily able to walk into the town for a meal in the evening.
The hotel is in an excellent location We would've preferred to be in the main hotel rather than an annexe

Convenient location a small dreary room not as represented by the hotel. The premium king room had two queen beds and hotel was overbooked
It was very convenient to shopping, dining, whale watching, and other events. We were able to walk to almost everything. The continental breakfast was a little "better" than just continental, offering hot waffles as well as bagels, muffins, cereal, and fruit. We had a double queen room which was great except that the bathroom was very, very small. It appeared they gave up bathroom space to put in 2 queen size beds.
Very quiet yet close to all activities
The inn was very clean and it was very quiet. The breakfast area was very nice and offered a nice selection of pastries and cereal. You could also get waffles which were nice. It just needs some updating but other than that it was great.

The location on the beach, the free bicycles, the breakfast and teas and coffee all day. The bathroom was a little small but the room was comfortable. The price was a little high for post summer.

Nice staff, decent breakfast, big bed--what more could you want from an off-the-highway motel? It's my go-to place in Kennebunk.

Really clean, friendly, easy access. Will definitely be back to stay again. I would recommend it if you are looking for a place to stay. Our queen bed was either worn or really soft/cheap, made us roll to the center. Slept better in the full bed but was obviously smaller.
This is a little family owned hotel, that is nothing terribly fancy, but is clean and friendly. They have a pool that the kids a few rooms over seemed to love. It was relatively inexpensive but we could quickly get to Kennebunkport and Kennebunk to enjoy our days.
Breakfast was the usual American carb fest.
Very friendly, helpful and informative staff gave us advice on where to eat, places of interest. Complementary use of telephone was very welcome tea and coffee making facillities in the room would have been an advantage
Mr. Charles R. Haeberle, General Manager of the Hotel, gave us all the information about the region from the tourist attractions as well as the gastronomic tour. Your information was extremely valuable in making our stay at The Lodge at Kennebunk very fruitful. The breakfast is also very good. We have no complaints.

I was pleasantly surprised by the big room, and one of the most comfortable beds I've ever slept on at a hotel. I ll be back for sure! Perfect experience overall.
