Pros: Room very clean. Great water pressure in shower. Assortment of teas. Cute decor. Combo of Pier 1 and TJ Maxx.
Cons: Inadequate parking. Had to park in space reserved for museum next door. Lot is gravel. Difficult to wheel luggage. Was texted key code for outside door and room. Room was not locked. Actually walked into another guest's room by accident. Floors creaky. Heard everyone in house moving about. Bed beside window so heard people talking on outside as well. No staff on premises. 3 bags of chips/popcorn were only snacks available.

Pros: Spectacular location, beautifully renovated historic home, utterly immaculate and totally comfortable. We were happy with the text message based interaction with staff and the serve yourself coffee and snacks were a great touch.
Cons: This is probably not a fair criticism, since we visited on the 4th of July weekend, when one does expect to pay premium prices. That said, the room was a bit pricey, even with the timing considered.

Pros: The location is great! Only a block or two from Market Square and the downtown area with tons of shops and restaurants. The Strawberry Bank museum is right next door and we could see Governor Langdon’s mansion from our window.
Cons: There are not enough parking spots for all the rooms. There were four spots in the dirt lot designated for inn guests and two spots right in front, which were super tight if you have a larger vehicle. We had to park in a municipal lot, which was free, a few blocks away. I understand we were in a downtown city area, and parking is limited, but it would be nice to have enough parking for each guest.

Pros: Staying here, I felt like Beauty entertained by the Beast, in that everything was arranged beautifully and seemingly magically because I never saw any staff. I was given a code for the front door and my room. There was no front desk. I've never experienced this before, and I liked it. This is a good location, close to shops and restaurants. Portsmouth is a friendly, walking town, and many people are out in the evening taking it in. My favorite place a couple of blocks away is the Book Bar, whose motto is "Books to drink about." I'm not a barfly, but I enjoyed a glass of wine with strangers here.

Pros: Tasty Ceres bakery muffins for breakfast, ample water and juice, dead simple entry and check out, and lovely accommodations. Thoughtful email highlighted local restaurants.
Cons: As others have said, stairs to second floor are quite steep, treacherous if you’re unsteady. Just be sure to ask for ground floor room if this is any concern.

Pros: The location was amazing, just a couple minutes walk to Market Square, the waterfront and Prescott Park, in an area full of charming shops, restaurants, bakeries and pubs. The hotel provides parking access the street, which was very convenient. Room size was comfortable and the bed was great. Draft beer in the lobby was a nice touch. The hotel was a little quirky but fun for a one night stay.
Cons: My room (9) had a very tiny window. Probably not surprising given that the hotel is in an old warehouse building. It was ok for a one night stay. My room also had a tiny bathroom. The HVAC system was complicated given the building and very difficult to adjust. Access to the hotel is up a steep flight of stairs. Difficult if you have a lot of luggage.

Pros: The location was perfect. Loved some of the touches, like cold brew coffee on tap and comfy bathrobes in the room. Staff was very friendly and helpful.
Cons: The Wifi connection was very poor quality. We were unable to watch Netflix on the provided iPad because the episode just wouldn't load. Also the price of the hotel was fairly high for a simple, relatively small single Queen bedroom.

Cons: After having booked our trip in early September we arrived to check in on November 2nd to be told they had booked our room with some one else for the weekend. Even though they could see that we had booked the room and they received the confirmation number in September. They neglected to ever enter into their system and booked the room for another customer. We were offered nothing even though we had done everything right on our end and had traveled over 3 hours to spend our 10th anniversary at their establishment. We were simply told sorry and left to find a hotel room somewhere else last minute.

Cons: I felt like the parking at the hotel was a bit expensive. $30.00 for the valet, plus the stay at the hotel. The hotel was great, don't get me wrong, but I think there should have been another option for parking on site.

Cons: The room was not cleaned the first day though we left at 11 and saw cleaners in the halls. It was not cleaned the second day until we called for it. The two window shades did not fit the entire windows so the room flooded with light waking us at dawn. There was not one USB port in the room (there were always several in every hotel we have ever stayed in) which made charging our cells, pads and laptop very challenging. The television service was dreadful and many of channels were displayed horizontally squeezed which distorted the images. There was only the rolling index of what was on the 49 channels but no descriptions of the programs. There no ABC channel at all from your provider and no on demand rental or new films, which could be providing possible income. One of the two round metal sidetables to the sofa was so bent on top (which you cannot see at first due to the filigree metalwork) that when we first put our drinks down they both tipped splashing our cocktails all over the floor. On two of the nights, train whistles and chugging engines blared from 10pm until midnight. It was charming once, but not at all repeatedly. There was no safe in the closet, the air conditioning would only work fully at a freezing temperature, and the room arrangement was awkward, especially with having to circumvent the horrible placement of the desk to get to the bathroom. If my wife was working at the desk I had to climb over the bed to get to the bathroom.

Cons: Maybe just a one of experience, but sat at the bar. Had to deal with a drunk obnoxiously loud lady, who should have been cut off 5 drinks ago. Once at the bar, bartender didnt acknowledge us. We sat for a few minutes, then went across the street for a drink.

Cons: The only thing we did not like was being charged with a maid service although we did not use this service. And being charged tax on top of our complementary breakfast. *once we checked in, We were told in advance that we will be charged for these services on top of our pre paid reservation but we still did not like it. We do not remember this was mentioned in booking.com website when we made the reservations.

Cons: The location was right on a major road, so trying to relax at the pool while listening to the traffic race by, wasn't so relaxing. Also our stand up shower in our room was smaller than the submarine showers.

Pros: Nice clean room, breakfast was better than the typical continental offered at other places and we used the nice salt water pool. Location was convenient to both Portsmouth, Kittery and York Beach.
Cons: First night we had the AC on power saver mode. This made the AC loudly kick on when the room needed cooling. My recommendation is do not use AC power saver at night if you want to sleep.

Pros: Great experience! Good location, easy walk to Wellington Square, Badgers Island and Portsmouth. The inn was clean and well maintained. It's operated a bit like an Airbnb, where you receive a lock code via text to enter. Would definitely stay again.
Cons: The ceilings in our third floor room were a bit low, somewhat of a challenge for a 6' 1" guy!

Pros: Good location - very good rooms. No breakfasts but coffee and fruit etc. were provided in the lounge. We took our own cereal pots and milk and they have a fridge in the lounge for milk. For dinner try the Lobster Hut just across the road. Do have a look at Strawberry Banke in Portsmouth and the USS Albacore submarine.
Cons: It was a bit odd not to see anybody when we arrived and to access the place and our room on key codes that had been emailed to us but it was fine once you had got used to it.

Pros: The bed was extremely comfortable. Michelle was easy to communicate with and attempted to accommodate our needs.
Cons: The Inn had changed our room upon our request for a quiet room. However, the room we were given was right along a street with a good flow of cars starting before 6:00am. Since there was no air-conditioning in the room (it says in the listing that there is, but there wasn't) and no way to control the stifling heat in the third floor room, we had to sleep with the window open, so it was particularly loud. We were wide awake with the noise well before sunrise. I would add some wall pegs with hangers, as there is really no place to hang shirts, dresses, and jackets.

Pros: The breakfast and the staff were excellent as was the dining area. The location could not have been better as it was very central and had a wonderful park across the road with beach access.
Cons: The first room they provided was dark and the bathroom floor was sticky. However the bed and the pillows were terrific! We requested a room change and they were gracious enough to comply as long as we could wait until the next day. Not a problem. Not much security as the front entry was never locked in the separate building nor did we have a chain lock on our door. The AC unit was very loud and the bed and those pillows were uncomfortable. The shower head did not provide enough pressure so one had to stand directly under it to get enough water for rinsing.. While I recognize that these buildings are over 200 years old, they need to be better maintained if they want to attract repeat customers.

Bedroom sink cabinet not completely wiped down, debri needed to be wiped off which I did. Very surprised for a building being renovated that in both restrooms there was very sloppy unprofessional s access panel cut out in ceiling. Not a traditional access panel, they cut out drywall and then just screwed it back in. In living room ceiling shows 2 cracks that look like someone tried to paint over instead of scrape, patch and re sparkle.

The floors creaked and the walls permitted noised from above and below and from the stairs to be audible in the room.

Pros: It was a 5 to 15 minute walk from shops, restaurants, and Prescott Park. We liked the multiple places to sit both inside and outside the hotel. The room was comfortable. The breakfast was light and unique, but we were prepared for this from reading other reviews. Also, the hotel interior was beautiful and full of charming decorative touches (such as old phones and even a phone booth)!

Pros: This place is a gem. The building itself is charging, has character, and the location can't be beat. Walkable to everything to appeal to all kinds of interests. I can't imagine a traveler who wouldn't love this place. The rooms are clean, modern, and comfy. The bed and beddings are so comfortable. The breakfast delicious and well presented. What really puts this place over the top is the hospitality--the staff is WONDERFUL. They truly live up to their mission of being there to make sure you have a great stay but also giving you space to really enjoy the common spaces. Was here for business but would definitely stay for leisure. Can't wait to visit your Mendocino property!

Cons: $30/day valet parking fee. Parking on street is $2.00/hour and can only be paid in three-hour increments. There is a public parking garage across from hotel, but that approx $2.00/hour as well. Though, for the location, a car is not needed, most everything is within walking distance.

Cons: Valet could have locked my car to secure my belongings. I was handed my keys and pointed in the direction of my car when I had to retrieve an item. This was when I found it unlocked. Staff was courteous and apologetic. Additionally, we were locked out of our hotel room when returning from breakfast. Had to go back to lobby to have them recode the room key. This was a minor annoyance that went without an explanation.

Pros: I loved how clean everything was. I enjoyed their hot tub. The location was absolutely perfect -- right downtown, with access to practically everything Portsmouth has to offer within walking distance.
Cons: The price to store our vehicle (valet price) was outrageously high. We did use the service, I just didn't realize (or wasn't informed) the price was going to be $28 for a 24 hour period! We drank two bottled waters stored in the room was $6 total for the two.

He was wonderful and took us to Warren’s to eat and then to downtown Portsmouth and gave us a great recommendation for a place to get a get a drink in a nice charming wine bar. Became back to get us before 11. So nice to not have to drive to town and find parking! The room was comfortable and the breakfast had a great variety. Highly recommend!
