10.0 Excellent
Pros: The shower was extremely hot and the water pressure was fantastic! It was very close to everything. We were attending a concert at Bold Point Park- it was only 14 minutes away. The bed was comfortable and the room was very clean.
Cons: The only odd thing was that the towels were on a rack in the shower- the longer the shower was on they got a little damp. We asked for more towels and they were quickly delivered to our door! Very easily reconciled. There was no restaurant, but there was a small bar.
9.5 Excellent
Pros: The bed was super comfortable. The common areas were set up very well to accommodate work calls. And the breakfast was the best I’ve ever seen in a complimentary offer.
9.3 Excellent
Pros: Breakfast was great and size of room and features were perfect as I was with family.
Cons: Location was just a tad too far from my Dunkin Do it’s Center event.
9.5 Excellent
Pros: The room was very clean and so was the bathroom. Breakfast had a lot of choices. The whole facility was well kept. They also had a laundromat which was also very helpful.
Cons: We stayed here as a family, not business purpose. It would have been nice to have a microwave in the room. Having kids requires us to have food in the room. So a microwave would be helpful.
7.5 Good
Cons: Charged for the stay the same day I booked it...wasn’t given the opportunity to pay in cash☹️
8.8 Excellent
Pros: Clean
Cons: Tub was clogged
7.5 Good

6.3 Good
Pros: Staff helpful and friendly. Delicious breakfast. Room was very clean. Walk to RSD & Brown and all the sights in between.
Cons: The building sits directly next to I 95. Very noisy at night. No elevator; Room was on third floor.
9.0 Excellent
Pros: Breakfasts very well done
Cons: Windows easily seen thru from st
7.5 Good
Pros: Very quaint historical home; breakfast was excellent as well as the homemade baked goods available at various times throughout day.
Cons: It’s location in relation to I 95...our room literally overlooked it. The maid staff forgot to make our bed and refresh bathroom supplies; had to find them when we returned from the day at 5:30. We were also on the top floor up 4 flights of stairs; not a good design for everyone; don’t think I was made aware of that on the website.
10.0 Excellent
Pros: Clean, charming and comfortable
Cons: Wish there was more convenient parking when they have a full house.
10.0 Excellent
Pros: I stayed at five places in New England, and this was my favorite. The neighborhood felt safe, the room was beautiful and the hot breakfast delicious. The staff was friendly and helpful. I'm a walker, and this was a great location, .5 miles from the train station, close to restaurants and shops. I walked the River Walk into Brown University, down Benefit Street with all the beautiful, old homes. Lovely.
10.0 Excellent
Pros: The staff and atmosphere are wonderful. This B&B is such a gem and the location is super convenient no matter your mode of transportation. I had never been to Rhode Island, and we chose Christopher Dodge House based on reviews. My fiancé actually then proposed to me at the property and it couldn't be a more special place to share those memories. Also, the staff was so helpful throughout our entire stay, including past our checkout time when they kept our bags, free of charge, for a whole day while we explored.
Cons: Truly no complaints. The only thing I could add is that it probably isn't the best choice for someone who can't do stairs, but there are rooms on every floor, so not all require a lot of stairs.
10.0 Excellent
Pros: Staff were great, location was great, room was great, breakfast was great!! Good first US B&B experience.

9.0 Excellent (1,344 reviews)
Overview Reviews
The Hotel Providence offers an ideal location in the heart of downtown's Arts and Entertainment District. From Providence's vibrant theatres and shopping, to its world-class educational institutions and bustling convention center, The Hotel Providence puts all the excitement of the city within short walking distance.
9.3 Excellent
Pros: We stayed over after a show at PPAC and you couldn’t beat this place for location. Beautiful, comfortable room and common areas.
8.8 Excellent
Pros: It's a very nice hotel in the heart of downtown with great restaurants and nightlife within walking distance.
Cons: I was a bit surprised at the cost of parking. Yikes!
6.8 Good
Pros: Great location
Cons: Not great customer service.
8.5 Excellent
Pros: Great location-walking distance to great restaurants and theater Very nice staff Comfortable beds
Cons: Older rooms; outdated decor
9.3 Excellent
Pros: Location, ambience, comfortable
Cons: I expected room cleaning daily which did not happen. I had to ask front desk to remind them, and somehow did sloppy work.
8.8 Excellent
Cons: The ridiculous "destination fee." These hidden fees are really sneaky and insulting -- if they want to charge more for the room, they should do it up front. What the hell is a destination fee anyway? Is this like the "resort fee" hotels in NYC charge when there is no actual "resort"??? Good grief -- please give travelers more credit than this! Will not stay here again despite quality of hotel b/c of the silly "destination fee" -- I don't reward bad behavior!
9.5 Excellent
Pros: Rooms were spacious and clean. Liked the toiletries provided
Cons: WiFi password was provided, but the WiFi was an unsecured network that did not require a password.
8.8 Excellent
Pros: Great location and nice room! Very clean and throughout and friendly front desk staff!!
10.0 Excellent
Pros: Was good
8.8 Excellent
Pros: This was my second stay at the Hotel Providence. We were there to see Hamilton at the PPAC. The rooms are clean, quiet and in walking distance to many restaurants, theaters and city attractions. We had a king size bed which was very comfortable.
Cons: The only issue we encountered was with my brother and his girlfriend's room. A technician unexpectedly came in their room to swap out the TV, console and refrigerator. When we got back from our show around 10:45 pm, it still hadn't been replaced after we were told it would be. When we complained to the manager, she apologized and deducted the destination fee ($20) and said we could have free breakfast at the restaurant in the hotel. We already had made other plans for breakfast so I asked if she could credit us the parking fee ($30) which she did. I understand they were juggling TV replacements in all the rooms but you can't expect people to be happy when they're given a room that isn't ready. I think a 50% credit would have been fair but I didn't feel like arguing the point.
10.0 Excellent
Pros: Breakfast was not a highlight of our stay.
10.0 Excellent
Pros: Nice staff, clean hotel, happy with stay.
Cons: More affordable parking options.

Cons: They didn’t give room facing Capitol building though requested at the time of booking only and especially when the rooms facing the Capitol building were available.
9.3 Excellent
Pros: Bed was comfortable.
Cons: My view out the window was of the Providence Place Mall parking garage. Also had a play pen in our room that they said we ordered but we don't have any small children. I had to remove it from the room.
10.0 Excellent
Pros: Loved the bathroom and products! Bed linens were immaculate Starbucks coffee in room! Lots of channel on a very nice LG tv. Great stay!
Cons: No pool
9.5 Excellent
Pros: Clean, friendly staff, great location
Cons: No Starbucks or complimentary coffee in the lobby. Sounds silly, but this is a big deal for us in the AM! They charge for the average coffee station in the bar/restaurant area. Definitely a miss for this hotel considering the room rate during Waterfire.
8.3 Excellent
Pros: Location.
Cons: Noises from refrigerator and air conditioning
9.5 Excellent
Pros: We didn’t have time for breakfast but the room and bed was the best!!! We slept really well and and the bed was a a great sleeper. The shower and bathroom was very clean. We will stay there again when we are in the area.

Pros: Bed and bedding was very comfortable. I could smell a hint of Clorox in the bathroom and the bathroom was very clean. The room was very clean and when you walk into the lobby it smells wonderful. Loved the large bathroom and tub.The small refrigerator and a coffee pot was a plus.
Cons: Needs more lighting in the bathroom. Very difficult to apply makeup. $32 each day for valet adds to the price of hotel so basically paying $300 a night with taxes all in but paying for a very comfortable bed and clean room is very important to us.
9.7 Excellent
Pros: Bed. View!
Cons: I can’t think of anything! It was a little expensive but I didn’t want to stay anywhere else because it’s worth it.
9.3 Excellent
Pros: We thoroughly enjoyed our stay! Great location and the room with a view was lovely. We also enjoyed the restaurant in the hotel. Great food and service!

Pros: The employees were extremely helpful and friendly. Location was good for nearby activities and sightseeing. It just wasn't a pretty area itself as it's right off 95 and next to the airport.
Cons: The breakfast was good, but I wish they had milk choices. No packaged yogurt on day 1. They did have day 2 of our stay.
10.0 Excellent
Pros: I was extremely tired when I checked in. I laid on the bed and fell asleep. I didn't move until the wakeup call. The bed was very comfortable. In the morning I was getting dressed and could not sit on it because it was too high! (I used the one of the chairs). The shower took a few moments to figure out, but there was plenty of hot water in the marble lined shower. Breakfast was a non-starter because of dietary restriction. The rid to the airport was comfortable and short!

9.5 Excellent
Pros: Cannot day enough about this wonderful place and my hosts, Peter and Jim. The space is light-filled, high-ceilinged and comfortable. I arrived to find the a/c on, fresh yellow roses (I think a nod to my Texas home base), and lusts of everything I would need to make the stay great: from a gym to the best laundromat, groceries and restaurants to shopping, it was all there. Fresh pour-over coffee (yes, instructions included)in unique, hand-thrown pot and cups (fashioned by the proprietors themselves). Friendly conversation and plenty of help with my lost keys. An excellent stay altogether.
Cons: Nothing.
10.0 Excellent
Pros: The host was very warm and welcoming. There to help when we needed. The place itself is very cool and clean. Unique and more comfortable than your standard hotel. Less than a minute walk to fete music hall and some good places to eat. Would stay here again and recommend it. The bed was like a cloud.
Cons: No improvement needed.
10.0 Excellent
Pros: The loftbwas divine. The setup was amazing each morning natural light was just allowed in. Privacy was huge here. No one could see in your room. Parking is awesome. Basically they give u yjeir parking lot.
9.5 Excellent
Pros: We rented 2 rooms at the Lofts for our wedding and absolutely loved it! It is so different from your generic hotel- beautiful minimalist decor, stunning natural light, and close to everything in Providence. The rooms are spacious and comfortable and the owners were lovely. They have their art studio in the same building which was also really cool. We already got some of our photos back and they’re absolutely beautiful. I’d definitely recommend the Due House Lofts to anyone.
Cons: The neighborhood is definitely lively on the weekend so it was pretty noisy until about 2:00 am. There is a bar and a music venue nearby so if you’re a very light sleeper you might have trouble. We solved that with a white noise app on my phone though!
10.0 Excellent
Pros: Friendly and fast response to any problems.
Cons: Room is nice a simple , nice decorative items in the room.
9.5 Excellent

8.8 Excellent
Pros: Really nice place where to spend a couple of nights and visiting the sorrounding areas. The room was nicely furnished and everything was really welcoming!
Cons: Noisy outside during the weekend nights, if you are not a hard sleeper possible to wake up.

Cons: I got 2 coffee cups in the cupboard, it is my habit to look 1st before I use something, it wasn't clean. It has coffee line marks inside the cups, I have to clean it 1st before we used it. I bought some dish soap and a cleaning sponge. I booked for 5 person, I had to go to and ask the front desk for an extra one
8.3 Excellent
Pros: I liked everything about the actually suite. It felt like home
Cons: The only thing i didn't like was the front desk lady named MARTY. She was very rude to my wife and I, it was the night of july 4th so i assume she was rude because she was working on a holiday. However my next night Vanessa was working and was VERY nice and help set me up with the wifi. Would love to stay again as long as i dont have to see MARTY.... My wife wanted to work out a refund because of the way MARTY was treating her. (1 example was as soon as we was checking in i was either going to use my card or my wife's, My wife and i are standing there shoulder to shoulder. Marty says "if u want to use your wife's card she has to be present". To my knowledge she didnt think my white self would be with my black wife.........made me and my wife veryyy upset.

8.0 Excellent
Pros: The location is wonderful.
Cons: The window doesn't open, so the smell was not very nice. Also the harbor view is blocked by another part of the building, so we could barely see the harbor from the room.
7.0 Good
Pros: Location. Room not worth 365.00.
Cons: Was charged way more than price quoted on card. Girlfriend in wheelchair and fire alarm went off at 3am and we were stuck on 6th floor.
9.5 Excellent
Pros: The modern practical style, and the super friendly service
1.0 Poor
Pros: Clean
Cons: There was no cold water when we took a shower, my friend almost got burn with the hot water . I told them about and they didn't do nothing
9.0 Excellent
Cons: The backside of the hotel is very close to the highway with quite a bit of road noise, so it may be worth upgrading to the water view.
8.3 Excellent
Pros: Location
Cons: The loud music coming from the park across the street. The music with into the night until after 9:00pm. I didn’t sleep to well Sunday night because of the music. Parking was limited on Friday and Saturday night.
5.5 Okay
Pros: It was centrally located and the front desk staff were great.
Cons: There drag racing and constant police action in front of the hotel and in the parking lot, and the bar opened at 5pm and closed shortly after 10. The 1st night the bartender complained about being the only staff and that he was so busy, there weren't many people in the bar. and the 2nd night was better but it took 45 minutes to get ice water and they only had 1 corona in the whole bar. The rest of the staff we encountered were friendly, but the bar staff was not, and would have been a big part of our stay. The parking was great.
6.8 Good
Pros: Parking was easy. Staff was good.
Cons: Price was expensive for small room. Breakfast price was too much for the amount a person could eat. Seemed there were very rowdy people along the road when coming back late evening.

8.8 Excellent
Pros: Location and cleanliness were great.
Cons: The room was smaller than we expected, and the lighting, especially in the bathroom, could have been much better.
6.3 Good
Pros: Location. Staff. Coffee bar
Cons: Completely not environmentally friendly. Plastic straws at lobby coffee bar, horrible shower with water pressure so strong it flooded bathroom and wasted water and towels, non-LED lights.... Also old lumpy pillows. Lousy nights of sleep. Replacement pillows were just as bad. When we checked out, manager had no interest in learning about the issues we faced and in fact said, “it’s not for everyone”
9.5 Excellent
Pros: Comfortable beds, spacious and clean rooms/bathrooms, great location, cool decor, very friendly front desk.
Cons: A little on the expensive side. No early check in available but “latest “ check out allowed was noon.

7.7 Good
Pros: The staff was friendly. The rooms are smaller which is fine.
Cons: Lack of coffee maker Small ironing board No closet

Pros: I loved that when I call for something it was done in a timely fashion. I place was very clean and the staff was so friendly. The housekeeper that did my room was so nice and everything I need she got. The lounge area was so nice and comfortable with the fireplace loved just sitting there drinking my coffee.
Cons: Just to stock the towels in the pool area more often. That is all I can say.
4.5 Okay
Pros: Location to our event was good. Spacious.
Cons: Odor in room, very old and run down. Reserved a king suite thru booking.com and received a queen. Very uncomfortable. They said 3rd party bookings they can't guarantee the room reservation. Told by booking.com I would definitely get a king. Hotel manager very kind and gave me a discount. Won't be using booking.com again!!

10.0 Excellent
Pros: Location (near shopping, restaurants, and Amtrak station), property has nice appearance inside and out, quiet room. Everything I touched or used in the room worked. Excellent lighting in bedroom and bath.
8.0 Excellent
Pros: Breakfast room service was a 5 for quality of food. Late night room service rates a 9.
8.0 Excellent
Pros: The location was good.
Cons: PARKING was a huge problem. You have to pay for parking.... it’s $20 a night !! Hotel access is level 4 of the garage but it fills up quick. Also every Time you leave the parking garage they charge you $15. One day we had to leave 3 separate times and paid each time. We stayed a total of 4 days and 3 nights and parking total was over $100. Also you have to PAY to use WiFi... we stayed on the east tower. The parking garage brings you to the lobby but you have to take an escalator to the lower level lobby.. and take special elevators to the east to gain access to the east tower rooms.
9.5 Excellent
Pros: Convenient to downtown. Luxurious accommodations. Quiet rooms
Cons: Parking should be free to guests. Limited breakfast affordable price options. Coffee shop ran out of bagels and muffins

10.0 Excellent
Pros: Very stately.
5.5 Okay
Pros: The location was excellent. They had bathrobes, the pool was nice.
Cons: After staying at an Omni in Montreal, we chose this hotel over the Renaissance because we expected it to be a similar experience. But it wasn't. The room itself was average. The staff seemed untrained in hospitality. For example, my wife was Ill and I went to the front desk for medicine. Firstly, I have not been to a hotel that didn't have travel sized medicine behind the front desk. Secondly, the attendant asked me if if I had ever heard of seven-eleven? Then as I left to walk to the store I noticed a gift shop, on the second level of the hotel which of course had the medicine. I had been upgraded to a king suite from double room. They where supposed to bring to roll away beds. The upgrade was the hotel's suggestion because my room wasn't ready. We had to call three times to get the roll aways and they didn't bring both beds, the pillows at the same time,so they had to made several trips and they became annoyed at us! Whether it be hotels or restaurants, I always align my expectations with the price point. If this stay was at a chain motel, I wouldn't have been surprised. But at what we paid for two nights, which could have been a cruise ticket for one person, this was a disappointing.
10.0 Excellent
Pros: Location was great. Proximity to PPAC and WaterFire was great. Nice that the mall was connected for a short shopping trip. Location was easy for catching Uber rides.

7.5 Good
Pros: Clean and comfortable. Breakfast was good and had different options to choose from. The staff in the breakfast area was super nice and very efficient.
Cons: Our AC was set at 65 but the room was very very warm and humid and never got ‘cool’. It took a little longer to check in as it seemed like the two front desk staff was new and unsure of what to do. Finally someone helped them but she had her purse and keys in her hand so she was obviously on her way out the door. our room door would get ‘stuck’ and wouldn’t close without some more that typical applied pressure. Not a big deal though.

8.0 Excellent
Pros: Size and decor of the rooms were great.
Cons: Cafe was limited and very expensive, non-valet parking was confusing and inconvenient. Housekeeping was slow to clean/refill the room, and came by in the very late afternoon, which made it inconvenient to have it done.
8.0 Excellent
Pros: Location, view, size
Cons: The style is the style, somethings are outdated
8.3 Excellent
Pros: Junior suite was large, beds very comfortable.
Cons: Bathroom needs updating
8.8 Excellent
Pros: Location was great. Staff was kind
Cons: No restaurant available. Coffee maker didn’t work.
6.8 Good
Pros: The hotel is beautiful and its location very good for a city trip of Providence.
Cons: I was very disappointed about many things. Starting with the checkin were there was a long queue and 2 receptionists to help. Ours spoke very bad English. She didn't tell us that 50 dollars per day would be reserved on our credit card for surety. No car parc facilities or breakfast facilities. No shelves in the bathroom to put some things on. Rooms are not very soundproof. As the hotel is not all that cheap (we paid a higher price because it was a weekend?) I was expecting a higher quality overall and certainly nicer staff. If I go come back to Providence I will try to find another place to stay.
7.5 Good
Pros: We had to make a complaint to the staff about our room. We stayed one night and asked to be moved for the 2nd night. They were excellent and moved us to a much better and much quieter room.
Cons: The room reserved for us was too small, too noisy and too close to the elevators. For some reason we got an ADA room which we did not request or need. I have noticed that anytime we reserve through a 3rd party group we always end up with a room from which we have to move.
9.5 Excellent
Pros: The location was perfect. The decor was spectacular!!
Cons: That there was not a Bar on premise.
7.5 Good
Cons: Not a lot of amenities inside the hotel for food or beverage.
7.0 Good
Pros: Nice design - friendly staff - good location. Staff offered a discount because of the air conditioning issues.
Cons: There is no bar or restaurant on site - only a coffee bar. The air conditioning could not keep up with the record temperatures.
10.0 Excellent
Pros: Location, staff and decor was all top notch! Beautifully restored to former grandeur, clean with an adorable throw back coffee shop, all right out of a magazine. Thank you Graduate for a great stay! ps eat at Jacks or along the water for a dinner view of Water Fire like Jacks or Capital Grill.
Cons: I never say this, but nothing!
8.0 Excellent
Pros: Its location
Cons: I didn't like that we had no choice for the number of beds and then there was a $30 charge for a cot.
9.5 Excellent
Pros: I loved the style of the place, a little mystery, a little fashion, and most important a little history. The rooms having a little bit of home with the photos and the teddy bear light was great. It helped add to the value of the city. Please continue to give the history of the place as we cherish the little things even in a technology filled world.
Cons: the elevators were disastrous and knowing its an old building allowed me to be more patient but not having access to the stairs drove me insane as well almost like I was trapped.

Pros: Close to Dunkin Donuts arena
Cons: $30 parking was unwelcome surprise. No pool.
8.8 Excellent
Pros: Pretty good location downtown
Cons: You have to pay $30 per day if you want to use their parking lot.
8.2 Excellent
Pros: We had a problem with the air unit not syncing with the remote. A call down to front desk and within minute an engineer came to help resolve the problem. I told it might be user errors as I'm not familiar with these units before. But after he tried restarting resetting. And the problem persisted. That's when he call it in to swap room for us as he's not sure how long it'll take. A few minutes later the night manager apologized for the inconveniences. And we were on our way to the new room.
Cons: I understand that it's downtown. But with so many garage nearby. It would make sense to have a deal or two with them (onsite parking) for hotel guest to park there. Echoing what other have said. $30/night for parking is steep. I only stayed for 2 nights. So that comes to $60 total extra for parking.
10.0 Excellent
Pros: Close to everything restaurants and Shopping and elevator from parking garage to lobby was very nice
Cons: Noise at night from summer traffic... a lot motorcycles and fast cars, only breakfast available is from Starbucks/bistro
5.0 Okay
Cons: Extremely poor value for the money. Room was nearly $450. Parking an extra $30. I've stayed in the Caribbean for less a night. I asked for a quiet room and we were next to the elevator. I wouldn't stay here again.

Pros: The facility is beautiful but very corporate. The room was big and comfortable. Food was excellent. T
Cons: Staff were not very friendly for the most part, only the waitress held a conversation with us. Dirty trays from food service left in the hallway all night. The bathroom was so small it was difficult to maneuver in it.
10.0 Excellent
Pros: Hotel conveniently located near the airport. A shuttle was available too and from the hotel & airport.
Cons: Would have liked the restaurant in the hotel to ve open later or some kind of food available at the hotel.
4.5 Okay
Cons: When booking I was told that there would be a hot tub, but when we arrived we were told that it was only available for people with suites. Also, we were told that checkout was at 12 pm, but then the cleaning staff kept harassing us to leave way beforehand. I’m not sure if the hotel lists the wrong amenities or if the booking company does. Besides the miscommunication, our shower wouldn’t drain at all and we kept having problems with it.
3.3 Mediocre
Pros: Location
Cons: Room was 85 degrees when we arrived. No water in the room. Vending machines were out of stock or didnt accept bills. Pull out couch had no sheets on it. When requested from the front desk after fighting with 2 phones that didn't work we got a pile of blankets..no pillowcases...dumped on the bed. Hopefully just came out of the dryer because they were in a ball. Check out time 12 pm but housekeeping banged on the door early every 10 minutes. The hotel was rated 4 stars online. Definitely not 4 stars. I was taking my mother away for her birthday after a concert at the dunkin center and was really really disappointed. Will not be staying there again.
9.5 Excellent
Pros: The room was extremely comfortable
Cons: Their kitchen was closed due to repairs. Not their fault, but inconvenient.
8.0 Excellent
Pros: I liked the space of the room and the basic amenities like the mini fridge and the microwave. The bed was comfortable and the television had my favorite channels.
Cons: For the price you pay at the hotel nightly, breakfast should be included. They offer breakfast for $8, but for that cheap it should of been thrown in for free.

Pros: The hotel was clean and modern. The room was a good size, and the bed was pretty comfortable, and I loved the late noon check out time that was a nice touch.
Cons: We stayed in room 319 that has a parking lot light that shines directly into your room. In addition, the bed is facing directly towards the window so in short, I had to sleep under a spotlight for the night and then at 5 am when the light finally shut off from the hotel in front of where we stay the sunlight came right into our room. The darkening curtains are just for the show did not close and were tucked behind the curtains covering the wall? No room service and the food closes at 10:00 in the cafe downstairs so if you check in on the late side of the night be prepared to have to find food elsewhere.

Pros: The staff was ON POINT and so friendly and helpful!!!

Pros: First I would like to say the room accommodations were pleasantly inviting. fresh and clean. However, I was rather disappointed to see that there was not simple breakfast items, typically found in mid-level hotel accommodations at the Courtyard Providence Warwick, facility. Specifically, i was taken back to having to pay for coffee! Courtyard Providence Warwick DID NOT even providing meager continental breakfast choices, not even toast,or a buttered roll without having to pay a premium of $3.00-$3.50 for a simple muffin. Certainly understanding if a customer chose to pay a premium, utilizing the Starbucks amenities offered, only then would one have left with paying dearly for a breakfast. I left without starting my day with a meal. :( You see to my point, When paying $122 the first evening and $131 for second nights stay, one would expect not to be shorted a free coffee, and having to pay for or a piece of fruit! Hopefully, when and (if i return) for business with Courtyard~Marriott these requests would satisfy not just myself but many others whom, welcome such services.
