This was a lovely stay in venice, the new refurbished room was excellent, The staff were very friendly and helpfull, no breakfast as that part of the hotel was closed at the time of our stay, but was not a problem as it is close to many resturants & cafe's. I would book this hotel if I went to venice again.

We checked in early and the hotel provided a complimentary upgrade to a Canal View room, so we experienced the "post card" view of Venice from the room. The bathroom was 5-stars. We enjoyed our stay, but the breakfast could be improved to match the overall quality of the hotel.

Our room was great. It was big, we were on the top floor so we had really high ceilings and lots of windows since we had a corner room. The location was great... close to the Grand Canal and San Marco's Square. The room very new and clean... we loved everything about it. When I see how expensive Venice is in general the hotel rate doesn't seem as unreasonable when you see what you get. When we booked the breakfast room was not finished so breakfast was not included in our rate. They offered us breakfast at the hotel for 15 euros per person. We thought it was a little expensive, but one morning we tried to find breakfast on our own on the streets of Venice and never found anything that good and it was still expensive. Venice is simply an expensive city.

I did not expect this level of outsourcing of service, especially when I was paying top dollars.I look for good hearty breakfast in Europe, form a hotel i am staying in, not a service provided by another company. Location locatio location is all......... The staff are unpleasent and rude. The desk staff were unpleasent but the breakfast/restaurant staff were even worse. Breakfast was due to be served at 07.00hrs but nothing was ready by 07,30hrs and we had to leave without breakfast. The only thing i can say good re this hotel is its location. Other than that dont stay here to be treated like a criminal by the horrible staff.......

A clean comfortable room, in a hotel staffed with friendly, helpful people, and 20 seconds walk from St Mark's Square. A 2 minute walk from the nearest water taxi drop-off point, which included no bridges, so very easy to drag the cases the distance. We shall be staying there again.

The hotel is nicely decorated. Breakfast was very good and a plus. The best was the friendly, helpful staff. They made the hotel a cut above others. The man at the desk day/evening recommended activities and arranged tickets and directions for us. He was so kind and helpful. He even gave us an umbrella to use. I would recommend the hotel and would return at the first opportunity. We also loved the location. Thanks for a wonderful 51st wedding anniversary experience.
The staff were great, helpful, welcoming and always pleasant. The breakfast was excellent and the variety suited us. Our room was small, but perfectly adequate and the cleanliness of a very high standard. Staff went out of their way to make sure we had a good time. The pillows! Like sleeping with your head on a wooden block. To be fair, we didn't mention this and judging by our overall experience they would have changed them had we asked. I had to think really hard to come up with anythiing remotely negative.

The hotel was in a central location within walking distance to all the major attractions. I had a antique look with modern bathroom. I was very clean and the bed was comfortable. The staff were very courteous and helpful. I would stay in this hotel again.

The A/C was barely able to keep up with just the heat generated by the 2 people staying in the room.

Its central position
It was very central and easy to find from the Rialto water bus. No problem leaving luggage before/after checkin/out. Yes, there were a couple of unsatisfactory situations for a 3 * hotel, but I'm not allowed to complain. Decoration was tired. They were taking advantage of location.
I liked the location, only 1 minute from San Marco and the fact that is located near to lots of restaurants and bars.The room price was ok for our budget taking in consideration that we staid in the center of Venice which is an extremely expensive town. The room was very small (in my life I have not seen before a room so small), the breakfast was poorly, the receptionist was nervous and the lady from breakfast overwhelmed and very irritated.
Very conveniently located, only about a block from the Piazza San Marco. Hotel staff were very helpful in making arrangements such as theater reservations. It is a difficulty with Venice rather than the hotel. I found it extremely hard to get around because, naturally, one must do everything by boat. We arrived quite late at night by train, and finding the hotel was not easy. We called for directions, and the night concierge was very helpful.

Great location just next to St Mark's Square. We had a great sized room on the 4th floor and next to the roof garden. Good breakfast range. Be aware there is no lift, although the staff did help carry bags from the 1st floor reception to our room, but if you have to leave in the early morning with heavy bags......... We also had mosquito problems and the repellant unit supplied unfortunately didn't work - obviously bloodied sheet (from mosquito bite) wasn't replaced for 3 nights.

Good location close to San Marco, but quiet and comfortable enough, polite staff, good service, very good explanation how to find hotel. Heating was too strong and there was no way how to regulate it. Breakfast could be better, especially coffe.

After reading some of the comments on the website, I was unsure what to expect, so I was pleasantly surprised when I opened the door to my room. I had a single room and found the size was just right. The room was well laid and and very clean. I could not ask for more. The hotel was in a fabulous position also. I did get a little lost trying to find the hotel but I phoned them to be given great directions. The breakfast was also adequate. Although there isn't the choice a lot of people would be used to, I found that I had plenty to eat. I would highly recommend this hotel.
The staff tried to be very helpful. They were wonderful. Any hotel in this location would be a be noisy outside--part of the price for the location. The lack of internet access, the bed was like a bowl (springs are shot), the lack of air/fan caused me to sleep with window wide open which let in a lot of noise--the bed and the noise caused me to lose sleep. Also, the walls are very thin and you could hear everything in the room across the hall--very noisy neighbors with children.
The location is excellent, and it is a lovely old hotel, but the rooms in the building closest to the opera are certainly better than the rooms in the other building. The service is good, and everything is sparkling clean. Breakfast in the small courtyard is a real treat. I had stayed in this hotel before, but I was in the other building (the one closest to the opera). I discovered that there is a great difference betweent the two buildings. The one closest to the opera has rooms that are more spacious and elegant with lovely furniture and large bathrooms. The other building (breakfast room side) is more functional with smaller rooms and smaller bathrooms. The hotel should distinguish between standard rooms and superior rooms. Be sure to ask for the building closest to the opera. The rooms are much nicer.

Good location, however hidden from non Venice experts. The toilet was impossible to reach in the small bathroom. You have to 'climb' to reach it at the corner. 'Internal wiew' means 1 meter 'sight' to a stinky hole. The floor rug was totally wet and stinky from the constatly dripping-leaking heating tubes. At the end at the front desk the 'lady' just throw me back the credit card, but she was too busy to say 'thank you' because she was busy with some stupid chating with other staff members. I cant say 'typical Italian' because the hotel is full with Singalese, Balcanic etc. 'staff'.
Proximity to the Opera House. I had a private rooftop area, and the room was large. Staff helped arrange dinner reservations and did their best to keep us from getting lost (impossible in Venice!!) Came highly recommended by a friend, but to get to the 4th floor, had to walk up 1 flight, take an elevator 2 flights, and then walk the final flight. Very odd. The room was full of mosquitoes. There was no internet access in the rooms, and only paid in the common area, a rather long haul from our room.
This hotel is wonderfully located just a few blocks from San Marco. Our room had a balcony that overlooked a small canal. We heard the gondoliers singing and the uOpera singers rehearsing - the Opera house is right next to the hotel. I've now stayed at this hotel since the late 1980s and I think it's a great value for the location. No.

Friendly, helpful staff. Close to major attractions in Venice. The hotel was spread out over several buildings. It had joining corridors on different levels and so there was a lot of walking, stairs and lifts to negotiate to access your room.
The location is great you are literally next to the Plaza and the Basilica. There are many great places to eat and you can walk anywhere. Also, the location is close to the water buses and taxi's. It's not glamorous but serviceable for a few nights. Rooms can get a little tight and getting to your room can be an adventure
location, our room 121 is biggest one, bed cover is clean a bit of smelly, everything is historied, desk, chair, sofa, even bed sheet (but the underlying bed cover is clean)

Went to celebrate 20th anniversary. Stayed in a 3 star hotel in Venice before and this was certainly more posh and the price tag reflected that as well. Nice amenities that we were not aware of: breakfast was included at the restaurant, 30 minutes per room of private sauna, jacuzzi or steam sauna time per day. Hotel is a 5 minute walk to St. Mark's Square etc. Staff are very well dressed and say the right words, but I never sensed any authenticity, warmth, friendliness, etc.. I asked for assistance on several occasions from different people related to getting to the airport, a restaurant recommendation, directions, etc and the responses were typically curt and robotic. The only exception was the porter/bellhop from the Philippines, he was great. I would expect more from a 4-star hotel when I'm paying $400-500 per night. It was as if they didn't like their jobs. The same experience was noted in the restaurant which was located in the sister hotel next door. Doubt I will return given the opportunity.

It is good for couples not families. The room was too small to be a triple room. The baby cot (especially the mattress) was very old and uncomfortable.

The location is ideal as it is rather central. Lack of soundproofing which made for sleepless nights. We could hear the guy next door snoring and the people in the room on top walking about and rummaging about in the middle of the night. Maybe carpets on the floor and soundproofing on the walls would help.

The location was wonderful! The attitude of some of the staff was snooty and the check in and check out process took forever. We were getting off a cruise coming in and there were many people arriving at the the same time but leaving I was left standing for 10 minutes while the clerk fiddled on her computer and noone else was around. To be fair it was the same woman. The conciere also had staff that was either extremely helpful or curt and unresponsive to inquires. The staff was either very pleasant or very disdainful.

The location was excellent and staff was very helpful and supportive. The hotel is well maintained and charming. The room was well serviced. The hotel met all our expectations--beautiful premises in a charming part of Venice, well connected to visit near and somewhat distant sites of interest to tourists. Yes, the wall was water stained. I informed the manager by a note and received no confirmation or follow up.
The dependent at the lobby was rude. The room they gave was not ready, there was an empty champaigne bottle with the corresponding dirty glasses. To make matters worse, it was time consuming to resolve. The room we ended up with had two full size beds together, with separate linen for each, instead of a king/queen size bed. The waiters at the bar and common areas were rude. My husband and I were celebrating our anniversary. In 30 years this is the most we ever paid for accommodations AND the worst service we've received.
Spacious Room, Ease of access to St Marco Square and bottle of champagne was given for our special stay. Booked a deluxe double room but was given a room on first floor facing another building which is under total renovation, noise starts from 8:00AM, can't sleep well and there is no view from this room, not even city view. Ask for ice buckets at 11:30PM, No one picks the call in Service Express.

The hotel is beautiful like a palace. Location is excellent. They give you the feeling that your money is the most important thing for them. The ask you to sign several forms, preauthorize you credit card, and, it's a shame, lock your minibar during the last night of your stay!
This hotel was really very great, exactly as you see in the photos and can boast about it's location and all of its qualities. Overall i could only find very minimal points to be picky about which are: 1. the hotel is quite tricky to find (as with a lot of places in Venice), you would think directions would therefore be highlighted/mentioned on their website or when you are sent your booking details. 2. Half of the the breakfast staff were useless and not concerned with helping at all (the other half were completely the opposite and couldn't do enough to help and make it as peasant as possible). 3. The hotel decor and furnishings were probably very finely done at one stage, but things are starting tyo tire and wall trimmings etc starting to peel away, scratches and bumps in too many places.

The location was great, the ladies at the front desk were very helpful and friendly. We could hear the other guests in their rooms. It was too noisy for us. We didn't like getting woken up by hearing other TV's being turned on or the water being turned on in adjorning rooms. The breakfast area was only set up for 2 and we were a party of 3.

It is just beside San Marco and vaporettos. Its location is excellent. The hotel is also very clean and has a cozy atmosphere. The roof is very romantic and has a nice view. We stayed there as a family and like the hotel very much. It was the best among all we stayed in Italy. The breakfast was poor. There should be kinds of cheese and eggs.
We love almost everything but take forever to get the room ready and breakfast not quite ready when we leave so we just skip it that Morning I would say we still gonna stay here next time but obviously not for someone who doesn't have much time to spare

Convenient location, once we found it!! Rooms were spotless, nothing was too much trouble, ask and you got it. Except there was no coffee in the rooms just tea, and they don't have instant or packets, so take your own. Apart from that, great, would use it again.
Whilst we weren't great fans of Venice we really liked the hotel and used it to retreat from the bad weather and subtle smellls of Venice! We had a diamond suite which was a great space and was a very comfortable room to chill and relax in.
It was very strange and unpleasent that the staff don't speak English well enough. It's hard to explain smth.

Excellent location. Could easily walk to all main attractions. The room was spacious and clean. The hotel was not 100% completed, there was still work going on in the corridors. It didn't have the new hotel name outside the hotel, made it difficult to find on the first day. I think it will be good hotel once its completed.
The hotel was very well appointed and clean. It was near sites of interest to tourists - an easy walk to Saint Mark's. Some good restaurants nearby. Quiet. Overall, we did not find the hotel satisfactory. Services were generally poor. No help with getting on their advertised WiFi; blamed it on the fact that we were using a Mac. Phone in room quit. Even when I returned the phone to front desk no action taken and we lived without a phone for remainder of stay. Bathroom not resupplied with soap, etc.; were told our allotment was provided on day one!
The comfort of the room and the pleasantness of the staff. The available television programs were only in Italian. Also i would have loved to have some warm bites included during the provided breakfast.
The hotel is near to Rialto Bridge. So, no communication problem even late at night. The staff is well informed about the restaurants and other informations. Their service is very good. The room and bathroom are spacious and tastefully decorated. One can feel relaxed after a whole day tiredness. The location is very quiet. The breakfast was not as elaborate as expected for a hotel of same category.

Great location right off Piazzo San Marco & major gondola loading site made for interesting visuals and sounds.We had cool weather so opening windows were nice to have. Bit noisy but Venice is compact so is somewhat to be expected. Unfortunately the building next door was being renovated and jack hammers were running in the background most of the day.

Place of hotel is very nice. Place of hotel is very nice. But We had some troubles at hotel. In the morning, we had to eat with about 25 guys who look like a construction worker. I asked the reception, who they were, "ı don't want to eat with them in the same place", they were noisy, bad smell, not a guest of the hotel and the reception told us, they were tourists. If they were tourist, where were the couples of them??? I have been charged for that breakfast. And from 6 am in the morning I had beed woke up by the noise of house keepers. So much noise. On the corridor noisy clean bags... It was a bad experience.

The room given to us was amazing! It was clean, the beds were comfortable and we had the best view of one of the canals! The breakfast was very nice for italian standards, various pastries, fresh cappuccino, toast, meat and cheese, eggs, bacon and fruit and yogurt. The cleaning lady tried to come in in the morning even though we only stayed one night and hadn't checked out yet.
Location, food, shopping. Find the makers to see the range of fresh fish. Go to a restaurant with fresh fish on ice displayed outside. Excellent! WiFi was not available in the room. Computer in lobby did not work. Internet through TV in room did not work.

Since we arrived to the hotel and were asked for our passports, they found out it was the day of my husband's and my birthday. They immediately sent a bottle of champagne and hors d'erves to our room. the young lady at the reception helped us with all of our reservations and was extremely nice. We had such a hard time finding the hotel, it doesn't even have a sign with the hotel name at all, but believe me....now that we know where it is, we will definetly go back to the same place, we loved it!!
the location and staff were great. it was a challenge to get there because the water was high so had to walk with suitcases over several bridges with steps from the grand canal. good referrals for dining nearby. good breakfasts. room was small but clean
For people who like to discover Venice for some days, this hotel is perfectly located. Nearby a Vaporetto station with even a line which brings you directly to the airport. Within some minutes you can easily walk to Rialto bridge or Marcus square. And if you are hungry a great place to eat is just 50 meters away located at campo d'angelo - try restaurant 'acqua pazza'. The hotel is very charming and our room was just great. Fantastic to stay in this 'palazzo-room', especially the beautiful big Murano-lustre was just unbelievable! We loved to stay at this hotel with only less beds. The breakfast buffet was not refilled during the morning. Guests which arrive later in the morning don't have the same choice as guests which are enjoying the breakfast starting at 7 am. There is no computer available to check emails (for those who don't bring a laptop with you nor have a blackberry). Even the hotel is very 'small' the atmosphere is very impersonal, something which could be improved.

The bedroom in our junior suite was enormous and beautifully presented in the traditional style of a Venetian Palazza. Our bathroom on the other hand was pokey and had no full sized bath. For a junior suite I would have expected more.
This is a gorgeous renovation of a historic palazzo done with great taste and design. The staff is outstanding, kind, helpful, efficient and go above and beyond. The food is way above the average, bountiful, available from 7-10:30. It is on a quiet canal in a peaceful square quickly accessible to direct service to the airport. Yet, within 5 minutes of all the major sites. The only bad points had nothing to do with the hotel or staff but with the Italian hotel industry bureaucracy. The hotel had just opened and the internet clearance had not come through. The staff went out of their way to make their computers available.

Staff were efficient and helpful although there was a problem with our room initially. yes , the hotel should have a clear sign outside as the hotel is difficult to find and the hotel road? number should be lit.
Excellent location. Very close to a pier with ferry stops, an easy walk to the San Marco area as well as Rialto Bridge. Our room was a junior suite, which slept 4 and was quite large. Marble floor, upholstered walls, artwork on the walls, it was very nice. Front door of the hotel is right on a canal, which meant the private boat we took to the airport was able to pull right up to the front door and pick us up, like a limo ride on water. Plenty of good restaurants in the area where the locals eat. Staff were a mixed bag. Soome were inattentive, but there was one dark-haired woman who was just fabulous. So nice, full of information and suggestions. I wish I had gotten her name. She worked the day shift. Breakfast was standard italian fare. no real complaints. Possibly their not having a printer to print out boarding passes on. Had to go look for an internet cafe.
Location was absolutely perfect. The restaurant staff were amazing!!! However, I wasn't too pleased with much else considering how much I paid for the room. The room key is unnecessarily large.
Although i stayed for 1 night only, but i definitely enjoyed the hotel. the location is excellent, though you should know exactly at which station you should go. the staff were very friendly and helpful.rooms were very clean and they have an amazing decoration and every corner says Venice.

Very good location in Venice. Special "historic" atmosphere in the hotel that we enjoyed. Spacious lounges and sitting areas on the different floor. Very comfortable roof terrace. Spacious rooms. Furniture in the rooms and water robinets/small things in the bathroom could be brought up to more modern standards.
Incredibly helpful staff and speak quite good english. Very clean and interesting architecture. And Mirco in the bar makes a killer White Russian. Definitely recommend this place
The staff and facilities were great. Food for breakfast also very good. The bar and restaurant are both very good!! Great service. Great quality. And ask for Vincenzo in the restaurant. He's awesome! He and all the staff work hard and together to make your experience special.
The hotel was in an excellent location. It was easy to go shopping or sightseeing from the hotel. The breakfast was very nice, too.
Excellent position for city travelling. 400m from St Marks Square. Breakfast was excellent. Rooms were very nice. Big thanks to the night porter who was great as we were usually the last ones in at night!! Highly recomend this hotel.
Staff were very friendly and helpful. The proximity to all the attractions was excellent. choice of 2 water bus connections close by the Giglio station was more convenient than st marks sqaure bus station. Breakfast was good lots to choose from. Coffee was good.

The front desk staff was very helpful. The hotel is in a perfect location to visit Venice and in a quiet street The hotel is hard to reach with the Vaporetto and water taxis are expensive. Breakfast buffet s a bit limited.
Great location and great staff. It is close to Saint Marco square (10 minute walk), but on a very quiet street. Just a glimpse, but a view of the grand canal and the Peggy Guggenheim museum from our room.
Location, staff (willingness to help out in any possible way), extremely comfortable room. Very extensive buffet breakfast. This was the final stage in our trip, we expected to be tired and wanted a comfortable place to stay. It was the most expensive of the three hotels we stayed in but was worth every euro.

Breakfast room, food and staff were first rate! Very quiet even though the hotel was full. Room was consistently hot. Very nice bar but never staffed- desk clerk would make drinks if asked. Extremely hard to find!

It is a very comfortable and beautiful boutique hotel. It is nice and clean. Staff members are friendly, helpful. Location is good, about 10min away from San Marco.
Breakfast was really nice with a variety of fruits, breads, juices and so on. Staff very helpful, gentle and respectful. The site booking.com must say that the internet is paid.
Very convenient location. This hotel is in bad shape. The room where I stayed on August 15 was really bad. The phone didn't work. It was hard to find a working electrical outlet where the coffee machine could be plugged in. After flushing the toilet, the water wouldn't stop. I have stayed at this hotel many times. But, not any more. I will look for a better hotel on my next trip to Venice.
It was brief. The hotel was overpriced what I actually received in the way of service. The shower stall is too small and the drain in the shower drained very slow. The sea water rising in the Square was a big inconvenience, I had to wade through the water to get to the ferry to my cruise ship. Not a nice experience.
Room was very pretty The shower glass doors had no handles on them to get out of the shower. The lights only work if the only key that the hotel gives you is not plugged into the electrical plug. My husband left the room to go to the front desk while I was in the shower and all lights went out.
The location was good. Reception were rude. Didn't have our booking despite us having evidence of it. Tried to charge us more than what we booked on line. Wifi didn't work in room like advertised.
We loved the room and were upgraded to a "Canal View" room without asking. A/C worked very well. The room and bathroom were spacious and comfortable. Perfect location. Very friendly staff. Accomodated our small dog with no problems. Breakfast had its sketchy aspects - eggs were not appetizing (undercooked and probably from powder), coffee and juices were of not the best quality. TV was tiny with very few channels (but who comes to Venice to watch TV?)

The size of the room was excellent. It was like a two bed apartment. We did have a view of the canals also. Very clean room and excellent towels etc. Very close to St. Marks Square also.
Location TV channels not good and wi-fi didn't work on the room.
Room over canal with Gondola's passing window was very spectacular Staff flexibility to move children from one room to another was comendable Proximity to St Marks Square - Excellent Breakfast was better than expected 20% service charge (non discretionary), whilst it is customery to charge a Cover charge in restaurant, we felt that paying in the hotel within which we were paying accomodation was exceessive - We were grateful not to have been charged extra for sitting at breakfast
