The location The aircondition didn't work well,so the room was a bit cold.
Our room was great. It was big, we were on the top floor so we had really high ceilings and lots of windows since we had a corner room. The location was great... close to the Grand Canal and San Marco's Square. The room very new and clean... we loved everything about it. When I see how expensive Venice is in general the hotel rate doesn't seem as unreasonable when you see what you get. When we booked the breakfast room was not finished so breakfast was not included in our rate. They offered us breakfast at the hotel for 15 euros per person. We thought it was a little expensive, but one morning we tried to find breakfast on our own on the streets of Venice and never found anything that good and it was still expensive. Venice is simply an expensive city.

The degree of engagement which respected our privacy needs. The location and comfort in heating, need for a quiet room and range of fresh foods at breakfast.
This was a lovely stay in venice, the new refurbished room was excellent, The staff were very friendly and helpfull, no breakfast as that part of the hotel was closed at the time of our stay, but was not a problem as it is close to many resturants & cafe's. I would book this hotel if I went to venice again.
The Rooms were excellent, clean, comfortable, excellently furnished and location Th bar area seating was too open, the middle bar had a television on which was not showing much and should idealy be turned off and replaced with music. Lack of complementary water in the room. The instructions to get to the hotel are inaccurate and hotel could be more clearly sign posted

We checked in early and the hotel provided a complimentary upgrade to a Canal View room, so we experienced the "post card" view of Venice from the room. The bathroom was 5-stars. We enjoyed our stay, but the breakfast could be improved to match the overall quality of the hotel.

We loved the quant atmosphere of the hotel as well as the privacy we were given. It was in a great location to walk anywhere really in Venice. The service was excellent and helpful. The room was just the right size with a great view of a garden. We still had a Venice experience at an affordable cost. The first night the room was very cold and the pillows aren't the most comfortable but they aren't the worst.
Rooms were a good size, fantastic location and very comfortable. perfect for a short stay you were in the middle of every thing. Some people may find it a bit hard to find.
This is a charming old hotel that has been completely renovated. The owner was charming and very helpful. Our upgraded room was particularly nice.

A clean comfortable room, in a hotel staffed with friendly, helpful people, and 20 seconds walk from St Mark's Square. A 2 minute walk from the nearest water taxi drop-off point, which included no bridges, so very easy to drag the cases the distance. We shall be staying there again.

Location locatio location is all......... The staff are unpleasent and rude. The desk staff were unpleasent but the breakfast/restaurant staff were even worse. Breakfast was due to be served at 07.00hrs but nothing was ready by 07,30hrs and we had to leave without breakfast. The only thing i can say good re this hotel is its location. Other than that dont stay here to be treated like a criminal by the horrible staff.......

I did not expect this level of outsourcing of service, especially when I was paying top dollars.I look for good hearty breakfast in Europe, form a hotel i am staying in, not a service provided by another company. This hotel has a fantastic location. It's really close to piazza San Marco, it takes above 3 min for a walk.

Location is great. Computer in lobby for internet connection. Would appreciate them adding a workout room... 2-3 treadmillw and some free weights would be adequate with a TV to watch while exercising. Printer for the internet connection and add a second computer station as we often had to wait over 30 minutes to check our email and airline bookings, etc.

The quiet area and its proximity to local attractions. The buffet breakfast was awesome too! My room was rather small. Could have been bigger. When I asked if we could upgrade when we checked in, the guy didn't want to bother and told us to ask the morning shift.

The staff are truly wonderful, and the rooms are very nice. We also loved the location of this hotel, only a short walking distance from the Accademia waterbus stop.
The staff were most welcoming and helpful. The location was excellent - next to a relatively quiet canal and far enough off the main tourist drag to be peaceful, yet only a two minute walk from Accademia Bridge, so within easy reach of all main attractions. We paid extra for a room with a canal view, which was delightful. A pre-dinner glass of wine on the balcony was an ideal and enchanting way to relax after a tiring day of sight-seeing. Tea/coffee making facilites in the room would have been a bonus.
The hotel is well situated in a quiet location on a secondary canal but close (2 minutes walk) to the Grand Canal. Our room was to the front overlooking the canal. If all rooms arent it is worth asking for this. It is a beuatiful location and outlook. The room and bathroom were smallish but perfectly adequate. The staff, especially at reception, were friendly and helpful.

Close to shopping and public (vaporetto stop by St Marco). Included breakfast is good (eggs, bacon, juice, coffee, toasts, jams, etc). Bathroom lacked a vent leading to a stagnant water smell. The A/C was barely able to keep up with just the heat generated by the 2 people staying in the room.

The hotel is nicely decorated. Breakfast was very good and a plus. The best was the friendly, helpful staff. They made the hotel a cut above others. The man at the desk day/evening recommended activities and arranged tickets and directions for us. He was so kind and helpful. He even gave us an umbrella to use. I would recommend the hotel and would return at the first opportunity. We also loved the location. Thanks for a wonderful 51st wedding anniversary experience.

The staff were great, helpful, welcoming and always pleasant. The breakfast was excellent and the variety suited us. Our room was small, but perfectly adequate and the cleanliness of a very high standard. Staff went out of their way to make sure we had a good time. The pillows! Like sleeping with your head on a wooden block. To be fair, we didn't mention this and judging by our overall experience they would have changed them had we asked. I had to think really hard to come up with anythiing remotely negative.

I liked the location, only 1 minute from San Marco and the fact that is located near to lots of restaurants and bars.The room price was ok for our budget taking in consideration that we staid in the center of Venice which is an extremely expensive town. The room was very small (in my life I have not seen before a room so small), the breakfast was poorly, the receptionist was nervous and the lady from breakfast overwhelmed and very irritated.
Great location just next to St Mark's Square. We had a great sized room on the 4th floor and next to the roof garden. Good breakfast range. Be aware there is no lift, although the staff did help carry bags from the 1st floor reception to our room, but if you have to leave in the early morning with heavy bags......... We also had mosquito problems and the repellant unit supplied unfortunately didn't work - obviously bloodied sheet (from mosquito bite) wasn't replaced for 3 nights.
Location, Location, Location
Very conveniently located, only about a block from the Piazza San Marco. Hotel staff were very helpful in making arrangements such as theater reservations. It is a difficulty with Venice rather than the hotel. I found it extremely hard to get around because, naturally, one must do everything by boat. We arrived quite late at night by train, and finding the hotel was not easy. We called for directions, and the night concierge was very helpful.
Good location close to San Marco, but quiet and comfortable enough, polite staff, good service, very good explanation how to find hotel. Heating was too strong and there was no way how to regulate it. Breakfast could be better, especially coffe.

Everything was perfect. The staff was friendly and very helpful. My wife and I and our 8 year old daughter were very comfortable and really enjoyed the services the hotel had to offer. Breakfast is excellent and you can also order items from a breakfast menu for additional price. We plan on returning to Venice in the future and will make sure to stay in this hotel again.

A lovely hotel in a great part of Venice, near St. Marks square. Clean rooms, nice breakfast. Our standard room was tiny. We could barely open our 2 suitcases up on the floor side by side at the foot of the bed and pass by to get to the washroom. The room was just bigger than the bed.

When staying here, I liked the way the hotel was decorated, very typically venetian but beautiful. I enjoyed the breakfasts, and the staff were very friendly and helpful. our room was plenty big enough and the walk from the hotel to the main square only took 2 minutes!
Location, room size, most features of the room were excellent. The breakfast buffet was acceptable. The AC was inoperable and there were no window screens so we had the choice of mosquitos or excessive heat at night. Bed very hard.
Good location, however hidden from non Venice experts. The toilet was impossible to reach in the small bathroom. You have to 'climb' to reach it at the corner. 'Internal wiew' means 1 meter 'sight' to a stinky hole. The floor rug was totally wet and stinky from the constatly dripping-leaking heating tubes. At the end at the front desk the 'lady' just throw me back the credit card, but she was too busy to say 'thank you' because she was busy with some stupid chating with other staff members. I cant say 'typical Italian' because the hotel is full with Singalese, Balcanic etc. 'staff'.
The staff tried to be very helpful. They were wonderful. Any hotel in this location would be a be noisy outside--part of the price for the location. The lack of internet access, the bed was like a bowl (springs are shot), the lack of air/fan caused me to sleep with window wide open which let in a lot of noise--the bed and the noise caused me to lose sleep. Also, the walls are very thin and you could hear everything in the room across the hall--very noisy neighbors with children.
The location is excellent, and it is a lovely old hotel, but the rooms in the building closest to the opera are certainly better than the rooms in the other building. The service is good, and everything is sparkling clean. Breakfast in the small courtyard is a real treat. I had stayed in this hotel before, but I was in the other building (the one closest to the opera). I discovered that there is a great difference betweent the two buildings. The one closest to the opera has rooms that are more spacious and elegant with lovely furniture and large bathrooms. The other building (breakfast room side) is more functional with smaller rooms and smaller bathrooms. The hotel should distinguish between standard rooms and superior rooms. Be sure to ask for the building closest to the opera. The rooms are much nicer.
Proximity to the Opera House. I had a private rooftop area, and the room was large. Staff helped arrange dinner reservations and did their best to keep us from getting lost (impossible in Venice!!) Came highly recommended by a friend, but to get to the 4th floor, had to walk up 1 flight, take an elevator 2 flights, and then walk the final flight. Very odd. The room was full of mosquitoes. There was no internet access in the rooms, and only paid in the common area, a rather long haul from our room.

After reading some of the comments on the website, I was unsure what to expect, so I was pleasantly surprised when I opened the door to my room. I had a single room and found the size was just right. The room was well laid and and very clean. I could not ask for more. The hotel was in a fabulous position also. I did get a little lost trying to find the hotel but I phoned them to be given great directions. The breakfast was also adequate. Although there isn't the choice a lot of people would be used to, I found that I had plenty to eat. I would highly recommend this hotel.
This hotel is wonderfully located just a few blocks from San Marco. Our room had a balcony that overlooked a small canal. We heard the gondoliers singing and the uOpera singers rehearsing - the Opera house is right next to the hotel. I've now stayed at this hotel since the late 1980s and I think it's a great value for the location. No.

The hotel was in a lovely location which was also one of the few areas not to flood during high tide. A very pretty hotel with lovely quality furnishings. Good for a romantic getaway. The staff although helpful, put others before us even if we were first all the time, seemed to be dependant upon which languages were being spoken.

We've stayed in bigger junior suites. Bathroom was surprisingly small. It was unbelievably noisy very early in the morning. We had a late departure from Venice and had to leave our luggage at the hotel. Any other hotel I've ever stayed in has had a luggage room but we had to leave ours outside the reception.

Location is brilliant. Very Venetian and slightly quirky but with very modern bathrooms. We missed breakfast because we had to leave for the airport at 7am and it didn't start until 8am.
The breakfast, the location and athmosphere of the hotel was excelent. The staff was also very friendly. We asked for a bottle opener, and got it right away.The takeaway breakfast we asked for was pour, but it was prepared for 5 am. The bathroom is elegant, nice double shower. No view from the room, even if it was promised. But on the other hand, the hotel is in a good, nice location (easy to find it), and the room is very quite. (Except the noise of a contruction in the morning)
Very pleasant staff. We were a family of 4 and had a duplex room which was great.(room 105) There are no communal areas, just a small reception amd a small breakfast room. Nu loung/seating areas.
Location was great, with our room having a view directly over a side canal just off the Grand Canal. Took a gondola ride from our doorstep. Breakfast service was good, and WiFi reliable. Will definitely consider staying here again if we return to Venice. Tip: Although you can book a shared water taxi on a small boat that will let you off right at the hotel doorstep, we found that to be cramped, hot, and had a indeterminate wait time. As long as you don't have too much luggage, I recommend just taking the Alilaguna Blue line ferry to the Nove stop. From there, it's only about a 10 minute walk, with only 3 or 4 bridges (with stairs) to cross to make it to the hotel.

Friendly, helpful staff. Close to major attractions in Venice. The hotel was spread out over several buildings. It had joining corridors on different levels and so there was a lot of walking, stairs and lifts to negotiate to access your room.
The location is great you are literally next to the Plaza and the Basilica. There are many great places to eat and you can walk anywhere. Also, the location is close to the water buses and taxi's. It's not glamorous but serviceable for a few nights. Rooms can get a little tight and getting to your room can be an adventure

Went to celebrate 20th anniversary. Stayed in a 3 star hotel in Venice before and this was certainly more posh and the price tag reflected that as well. Nice amenities that we were not aware of: breakfast was included at the restaurant, 30 minutes per room of private sauna, jacuzzi or steam sauna time per day. Hotel is a 5 minute walk to St. Mark's Square etc. Staff are very well dressed and say the right words, but I never sensed any authenticity, warmth, friendliness, etc.. I asked for assistance on several occasions from different people related to getting to the airport, a restaurant recommendation, directions, etc and the responses were typically curt and robotic. The only exception was the porter/bellhop from the Philippines, he was great. I would expect more from a 4-star hotel when I'm paying $400-500 per night. It was as if they didn't like their jobs. The same experience was noted in the restaurant which was located in the sister hotel next door. Doubt I will return given the opportunity.

The location is ideal as it is rather central. Lack of soundproofing which made for sleepless nights. We could hear the guy next door snoring and the people in the room on top walking about and rummaging about in the middle of the night. Maybe carpets on the floor and soundproofing on the walls would help.

the room was small but comfortable enough.its nearness to the s.marks prooved advantageous.the best thing we liked about the hotel was the receptionist guy who could barely speak and understand english but still spoke it in such a way that we found it extremely entertaing and are likely to remember it forever now. thumbs up for him...! the windows were dummy.u couldnt open them.the double mattress kept slipping away from the bed whole night.the computer wasnt available (or dysfunctional)for transferring of images from sd card to flash drive.i think most hotels provide this facility.

This hotel was really very great, exactly as you see in the photos and can boast about it's location and all of its qualities. Overall i could only find very minimal points to be picky about which are: 1. the hotel is quite tricky to find (as with a lot of places in Venice), you would think directions would therefore be highlighted/mentioned on their website or when you are sent your booking details. 2. Half of the the breakfast staff were useless and not concerned with helping at all (the other half were completely the opposite and couldn't do enough to help and make it as peasant as possible). 3. The hotel decor and furnishings were probably very finely done at one stage, but things are starting tyo tire and wall trimmings etc starting to peel away, scratches and bumps in too many places.

The hotel is beautiful like a palace. Location is excellent. They give you the feeling that your money is the most important thing for them. The ask you to sign several forms, preauthorize you credit card, and, it's a shame, lock your minibar during the last night of your stay!
Spacious Room, Ease of access to St Marco Square and bottle of champagne was given for our special stay. Booked a deluxe double room but was given a room on first floor facing another building which is under total renovation, noise starts from 8:00AM, can't sleep well and there is no view from this room, not even city view. Ask for ice buckets at 11:30PM, No one picks the call in Service Express.
The dependent at the lobby was rude. The room they gave was not ready, there was an empty champaigne bottle with the corresponding dirty glasses. To make matters worse, it was time consuming to resolve. The room we ended up with had two full size beds together, with separate linen for each, instead of a king/queen size bed. The waiters at the bar and common areas were rude. My husband and I were celebrating our anniversary. In 30 years this is the most we ever paid for accommodations AND the worst service we've received.
The location was wonderful! The attitude of some of the staff was snooty and the check in and check out process took forever. We were getting off a cruise coming in and there were many people arriving at the the same time but leaving I was left standing for 10 minutes while the clerk fiddled on her computer and noone else was around. To be fair it was the same woman. The conciere also had staff that was either extremely helpful or curt and unresponsive to inquires. The staff was either very pleasant or very disdainful.
The view from our hotel room (n°36) to be exact was excellent. We where situated at Santa Maria Formosa Square which is central from almost everything. Maybe the hotel needs some maintenance here and there (bathroom) leakage around the showercurtain but other then that everything was fine.
Nice and friendly service. Perfect Location. No proper hair-dresser at the hotel room. Noise between rooms and from the corridor. Spartan breakfast.

the location is good, the staff is very very helpful, expecially the reception staff there was no wi-fi in the room
The hotel staff were very helpful with directions and suggestions for eating places. The location was very central and not noisy even with a piazza out front. I don't enjoy coffee from vending machines and would have preferred to have fresh made coffee. Italians are famous for their coffee making abilities so was disappointed. Fresh fruit would also have been a nice touch but overall very pleased.
The staff were friendly and helpful. It was a taste of living in Venice and very centrally located. Its a bit of a hike to Lug bags in from the vaporetto but hey I needed the exercise.

central location between Rialto Bridge and Piazza San Marco. Very clean and helpfull smiling staff. The breakfast was very poor, just bread butter and croissants. For the money we paid we expected abetter breakfast.
Great location, staff very freindly and helpful Rooms are fairly basic but adequate, breakfast was also very basic, no lift so wouldn't want to be on the higher levels
