The room was clean and comfortable. The staff was great. I stayed in San Francisco numerous times and for the price this hotel was a great stay/great deal. Would recommend. When we arrived the room felt cold to us. We are from a much warmer climate than SF. Turned on the heater and didn't heat up. Called the front desk and was told the heat in the building was on a timer...comes on at 9pm (it's a radiator). They offered to send up a space heater.Within minutes we had a space heater. Problem solved. Great staff and super friendly.

The hotel itself is attractive. A boutique hotel with a great lobby, warm staff and cute charming rooms. The bathroom was nice. Our superior king room had a walk-in closet with two entrances. The room had a dimmer for the main ceiling light above the bed. It's a short walk to some nice bars. Union Square is about a 10 minute walk. The price is great for the quality of our stay, especially giving the going rates on much of the city. The floor of the bathtub was slippery, so I had to be very mindful when showering. There is however a short rail / bar along the shower wall that came in handy when stepping into the bathtub. Like many buildings in SF, it's an old building and the walls are a bit thin. You occasionally hear sounds through the walls (i.e. steps, hallway chatter, clunks of objects moving through the hallways), but nothing out of the ordinary.

Huge room, location. Some Cleanliness mistakes. For example the welcome brochure with hotel information had lots of stains on it.
Chic style The heater didn't really do much, the room was cold and it was a pain to get out of the blanket. And, there was so much hollering from the street front.
Super nice and playful front desk staff. I happened to mention it was my boyfriends birthday and the concierge offered to fill the room with balloons and a free bottle of wine! And they set it up as a surprise for when we got back from dinner! The car service was excellent, the decor was really nice- Indian type theme but clean and chic! Organic coffee and tea in the room, shampoo conditioner and shower gel in dispensers instead of minis to be more Eco friendly! I couldn't have been happier with our stay. I didn't like the price, but that's to be expected in San Francisco! The building is old so the walls seems paper thin to outside noise, but not really from room to room, so didn't mind the sound of cars and people walking.
I was impressed by the staff when they offered to valet the car up early, since we had to leave at 5:30am. I found the room very comfortable, but my husband had issues. He could not cool himself down; the ceiling fan had been disabled, the window would not open, and the ac was either difficult or non functioning (probably difficult). He could not sleep and blamed the hardness of the bed. I slept fine and have no complaints
Great location and value for the money. Morrocan decor, very clean and comfortable.
clean (1) Rooms at lower levels are noisy from the people in the street. (2) It had no parking counter to what advertised. They push on you a mandatory valet at approximately $40/day. (3) Internet is free for 20 min a day. Nevertheless, when you use it, at their business center, they have a slow mode option you do not know of. You find out at the check out that the default option, you thought was free for 20 min, is the fast option that cost approximately $1/min. (3) The streets in front of the hotel are full with homeless people who use the sidewalks like sleeping quarters and restrooms. For the rest, it was peachy.

Staff are friendly, helpful and knowlegable. Room was spacious and comfortable. Lack of access to hotel dining on Sunday and Monday nights- as a single female travelling alone this becomes a safety issue given the immediate location of the hotel

This place was rated 3 stars. We went into it knowing that. It met our expectations. Great location, clean, good price. Staff were excellent. The bed was surprisingly comfortable. Nothing. Was exactly what we expected.
The bed was exceedingly cozy, and the room was spacious. I don't know if all rooms are that spacious, or just the handicapped-accessible ones. The free breakfast was decent. There was a strange smell I couldn't really identify, which first reminded me of a grandparent's home. When I returned to my family, I was told I smelled like a bandaid, and that was similar to the room's smell. Not unpleasant, just disconcerting.
Very affordable price (except parking ). The hotel is within walking distance of all kinds of great places: restaurants, bars, Union Square, Japan Town, etc. The bed are big and comfy! The ice machine was kind of hidden on the third floor. Kind of weird. Also, no fridge or microwave in the room.
The Opal is an older building with beautiful architecture and charm. To get into the lobby you have to be a guest, using your room key to unlock the front doors. I was so much more relaxed within the hotel with this added security. It is in an excellent location to good food and sight seeing and if driving, is easy to get to from 101 and they also have a private, gated parking garage! We will definitely stay at the Opal San Francisco in the future! Would recommend curved shower rods to give a little extra room. Because of being an older building the electrical outlets are minimal and had to do some rotation of electrical devices.
The staff was very friendly. The rooms were nice and clean. The continental breakfast was very good. And in a good location if you want to see the city.

Bird poop on my car even though it's covered parking. Noise from garbage container cleaning at 10 pm and 7 am right below my room. Getting from parking to lobby is just sketchy.
Atmosphere, Location. A/C is perfectly setup. Great Shower/Bathroom combo Room next to the ice machine and elevators was rather loud. Pillows felt used and hard. Bed was not comfortable.

The staff were the most friendly and helpful of most of the hotels I've expetienced. We stayed there due to a close relative being in Cal Pacific Medical Center unexpectedaly from out of the area. They were so accommodating and extended our stay when complications arised. The restaurant was great and we loved Bill the bartender. We never felt like we were not welcome. The shuttle to the hospital was invaluable and saved us money in extra parking fees. I would not hesitate to stay here again under similar circumstances. We also enjoyed the restaurants in Japan town. They were wonderful. The only thing we didn't like was the road noise in the room. Our home is in an area that u Is extremely quiet so we are not used to city noises. Mew have traveled extensively and stayed in noisy cities where hotels are much quieter. I must say we are more sensitive to noise so take that into account. We would stay there again if we needed too.

The Japanese decor is calming. Nice neighborhood, walking distance to nice restaurants. Room is oddly designed. TV not easily viewed from bed. And the bathroom is not typical -- I think it has a Japanese influence so perhaps it is a comforting design for those familiar with Japan, but for others it seems strange. A deep thin tub with shower, no shower curtain, then the sink in a middle area that has wall to wall carpeting, and then the toilet in another room that you have to step up and over to enter.
Beds are comfortable and is in a good location. Under renovation, the AC wasn't working so we had to sleep with the door open, which is loud outside

simple place for business. very clean, beautiful view of the city and part of the bay. staff was helpful. good for late checkins, as checkin is 3pm, so make sure to call or check in prior to arrival. pool was closed for renovations, but that really isn't a complaint since they will be upgrading it which is great. maybe breakfast was kind of expensive, i payed $19 for the buffet when it was just me. so kind of high, $15 would have been more reasonable given the limited choice in food.
Very good value. Nice looking and simple hotel for a very reasonable rate. Just what I was looking for. Nice breakfast and good views. Took my wife and baby with me on a business conference trip. Room worked well for the baby with enough space for the crib provided unlike other hotels I saw. Overall very solid hotel. Location was not the best but I knew that going in. Some of the surrounding streets were a little sketchy at night. Not a big deal for me but maybe for some others. Parking pricey at $45 a night but all hotels in SF are about this expensive.
The room itself as well as the bathroom were very spacious and comfortable, certainly value for money (although a bit old-fasioned styled). The staff at the hotel was very friendly, but not able to check previous charges on the credit card (already confirmed by my bank), "the system is down now" was the suspicious answer I got. This is probably just holiday inn's policy and may have nothing to do with the staff's skills, who were always very helpfull. The parking is extremely expensive compared to the public parkings around.

Front desk was extremely helpful. I needed to cancel my reservation to relocate closer to the hospital where my family member was undergoing surgery for a brain tumor. However, I had booked the room through Expedia. The manager assured me that the hotel would not charge a cancellation fee, given that Expedia advertises no cancellation fees except as subject to the hotel. He was willing to be put on the phone with Expedia to explain the waiver. While on the phone with Expedia, I was put on hold for 30 minutes, then reprimanded by the Expedia representative that I would be charged a cancellation fee of the first night's stay. She refused to let me speak to the manager, and also refused to speak to the hotel manager who had happily obliged to discuss the matter with her. I was continually placed on hold, only to have her come back to the phone to reprimand me. I am grateful to the hotel manager for his hospitality which was in stark contrast to my telephone encounter with Expedia. Expedia and the false advertising of no cancellation fees, as well as the rude telephone spokesperson.
Convenient location especially the cable car stop adjacent to the hotel. Room temp was difficult to manage.
I like the view and the complimentary wine tasting.. Our room at the 20th floor had a great view of the city at night.. Even tho it was a short stay on our 10th year aniversarie it was a great one..
The room service was good and the beds were comfy We booked it becuase of the pool but when we got there we found the pool was closed for the whole of our stay. The location wasn't particularly good for sightseeing.
Queen Anne is a beautiful place to stay in San Francisco. The staff and service were great. The location is the best I was able to walk and enjoy the many scenes of San Francisco. I love the history of Queen Anne and love that they have the history printed out for you to look at. I also love their tea, sherry and treats that they give out at 4pm every day. It was great to wake up and enjoy breakfast in this wonderful establishment. I hope to visit again soon. Wish they had bacon for breakfast. The smell of bacon gets me up in the morning.
The room was large as was the bed. The sheets and pillows were fabulous. The decor is totally themed Victorian but with modern bathrooms and TV. I moved to a back room which was very quiet. Staff was helpful. Breakfast included was fine - even had a fresh waffle-making machine. Originally I was in a room on the 2nd floor facing Sutter Street which was noisy so I switched to a back room that was quiet.
Very accommodating staff. Pretty central location with decent breakfast options. Afternoon sherry, tea and cookies enjoyable. No fan in room so needed to open windows for air movement and then had some traffic noise. Better bedside lighting for reading. Maid service was just ok but not through.
My wife & myself stayed at Queen Anne for 5 nights during our trip. We are so pleased with the service. Although it is like an old historic house, everything is tidy & clean. Giving us a feeling of warmth & like home. Furniture & things are all like antique. Roberto and Rita, the concierge was superb giving us very very good recommendation & always helpful tips. People there were very nice & friendly, the kind that we couldn't get from those chain hotels. Will certainly stay there again next time we visit San Francisco. Cheers, you guys at Queen Anne are great.
Courtious staff, reasonable price and good location
The staff was very helpful and courteous. The downstairs common areas were very spacious and comfortable. The complimentary Internet service did not quite reach my room - the signal was weak and therefore I was unable to conduct any electronic business.
The place really has a charm, and the moment you walk through the door you feel like there is nothing the staff won't do for you - and do it with a smile. It is very cosy and welcoming. The afternoon tea/coffee/sherry and cookies is a lovely touch too. Also, the cinnamon scent throughout constantly made us stop and sniff appreciatively. There weren't a lot of restaurants nearby - but then again, the ones that were close were lovely (especially the Persian).

I loved the location, and overall appearance of this hotel. The staff was awesome. I enjoyed the tea, and coffee, and continental breakfast. The beds had plastic liners which were noisy when rolling over or changing positions.

The newly renovated rooms are nice, large, and clean, but the lack of hot water (with no notice) was unacceptable. Despite calling ahead to ask whether we would be affected by the ongoing renovations at the Buchanan, and being assured we would not notice a thing, we had no hot water during our stay. We weren't informed that the hot water had been shut off until the morning after we had checked in, after two unsuccessful attempts at a shower.
Went to the front desk to ask for plates and cutlery for a birthday cake I had picked up for my girlfriend. Mind you, this was during the complementary wine/sake happy hour in the lobby. She said she could get that together for me, and returned to us sipping sake with plates, flatware, birthday wishes and a bottle of Champagne!! That's hospitality. Thank you all.
Funky modern design, good location for Japantown. Nice view Check in was slow and room is pretty spartan, if "funked up" with Japanese kitsch. Although we ordered a King we got two small Queens

This was the first time that we stayed in a hotel in such close proximity to Japantown and we were not disappointed. The feel of the hotel was that of a boutique-style hotel where the staff was very attentive to our needs. The decor of the rooms were nothing that we have seen before and was such a pleasant surprise. We would definitely recommend this hotel to other travelers to the San Francisco area.
We had a great view. Parking was reasonable, and actually pretty easy on the street for our friend who visited us. refrigerator in the room was nice. pretty spacious room. Walking distance to great restaurants. A bit of a far walk for a nice cup of coffee. same for a bottle of wine. lobby was a little boring and they charged for the faster internet even in the lobby!
It's like you're really staying in someone's mansion! The feel is not like you're in a hotel but in a fancy home. I liked how quiet it was, and tables to use downstairs. Also loved how big my room was with a desk I could use! Most hotels these days dont have workspace. Loved that there was a fridge in the room but the microwave was downstairs in a kitchen area so you ate down there - that way the room didn't smell. Couldn't figure out the thermostat

The decor was magnificent. Only problem was in the bathroom the shower was either too hot or too cold. The temperature is difficult to control. Also, they don't offer complimentary breakfast that you would get at a normal hotel. Plus the parking fee was $35/night which was definitely out of our budget. It was convient in location because it's only about 15 mins from fisherman's wharf and 10 mins from Chinatown. I would say my experience was alright with the hotel but I wouldn't stay at this hotel again.

The location was pretty much near the center of the city. They said all rooms were non-smoking, but I clearly saw a cigarette burn on our blanket the first night. Also, the bathroom easily gets dirty (the tile floor). The TV freezes and then turns off by itself many times which can get annoying.
The "free parking" is not guaranteed to be the lot in the picture and unfortunately this was the sole reason we chose this place, we refused to park in the alley where I stepped in pee. After arguing with the clerk for 10 minutes, that the manager must have some type of contact number, we finally spoke with the manager to ask for a refund. The manager refused to recognize the misleading pictures & information regarding parking, provided by Civic Center Inn. He was extremely combative & only let up once we told him we'd quote the insane crap he was telling us on Yelp, and here. That's when his entire demeanor changed. I wouldn't suggest anyone staying here. The room was sketchy, too.

Nothing It was a horrifying experience. My family heard shouting and fighting from all over the place through out the night. The police and an ambulance came. Never dared to find out what happened. Also you get to smell pod from other rooms. The bed sheet had holes and burned marks. The elevator was either broken or turned off with no signs stating why. The AC didn't work. Called for repair but never showed up. When we checked out in the morning, there was a used condom on the ground right next to my car door. It's cheap, but what you pay is what you get.
Toilet broke twice, the wi-fi didn't work.

Here are the things that stood out to me: Front desk staff - Specifically Latoya. I've stayed in many hotels in my life and I can honestly say that she's my all-time favorite. The whole group liked her. Professional but with a "friend" vibe. Easy to talk to and joke with. In a past life she was probably a bar tender because she has that ability to make you feel special by taking interest in whatever you have going on. Gave us great suggestions/feedback on nearby eateries (too bad we didn't get a chance to try Brenda's Creole Soul Food). She would be a big reason I'd stay at Cova again. The rooftop - So cool! I was there with a group of guys celebrating a bachelor party so we had to get our rooftop wolfpack pre-blackout toast on. #TheHangover The room - One of our rooms was a double queen and it was spacious and comfortable and most importantly clean. That bathroom faucet is a trip! I also found the benches in each room to be a nice touch that you don't get in most hotels. Location - It honestly wasn't anywhere near as bad as many of the reviews make it out to be. My group and I walked around a lot and never did we feel unsafe. I walked by myself once and it was like any big city; you're going to get a wide array of people, from bums to business people to locals to tourists. In fact, Cova and the international hostel next door gave the street a very international vibe. BTW, don't let the movie "Hostel" corrupt your view of hostels the way it did to me for a long time. This one looked like a hotel and there seemed to be many European and Asian tourists staying there. Also, many good restaurants nearby. Lers Ros Thai food was bomb, Mr Crave right in front of the hotel is a gem, and although we never got to try Brenda's Creole Soul Food, it HAS to be good because it was always packed with a line of folks willing to wait up to two hours.

They charged me $300 on a bogus charge saying we had extra people I our room. When I called and asked them about it, they refused to look into it and made me go through my credit card company instead. They didn't even notify me of the charges.I saw them on my credit card statement the following month. DO NOT STAY HERE!!!!
The hotel is nicely equipped and laid out. The room was nice, and I'd give the bed about a 5/10 in comfort. The staff was incredibly nice, saying hello to us every time we walked in, and goodbye every time we left. The included breakfast was fantastic, and that was a definite plus. They didn't have HGTV - that's a must when traveling! The location was pretty rough. I read about other travelers complaining that the location was bad, but I figured they were exaggerating. Ellis Street is pretty rough - lots of homeless people urinating and defecating on the sidewalks, but if you just skip Ellis and walk down another street to your destination, you'll be fine. There were a LOT of sirens going by the hotel each night, but I think that might have more to do with SF in general than just the Tenderloin District. Some of the loud noises at night might have been gunshots, but they also might have been dumpsters slamming. Some people say they wouldn't walk around at night, but it's actually not that bad. The homeless shelters open some time in the evening, so the later you're walking around, the less likely you are to actually encounter anyone.
The Staff was so kind, patient and helpful. They are what made my stay special. They are familiar with the area and local activities. We arrived super early and the staff held our bags, until we were able to check in, so we could start our sightseeing. The hotel was clean and we'll maintained. Great security and always felt safe (traveling as a mother and two teenage girls). Loved the shuttle service which was easily scheduled and on time. Room was comfortable and upgraded, which is hard to find in San Fran. WiFi was fast and no loss of connection. Highly rated and approved by teenagers. Housekeeping was great, efficient and cleaned room daily. Bottomline, I will stay again when I head back in September with my husband. I'll say location as a con because it is the "elephant in the room" on reviews. You can't change location so there's only so much to say. The Thing is, it's not that bad. My daughters and I walked to public trans during the day and used hotel shuttle when we returned at night. No problems at all throughout stay. Area is what you expect from any major downtown area. There were homeless in front of the $400 per night hotels too so why pay more. Only "issue" I had was at the restaurant where you have your continental breakfast. They changed the breakfast options in January, which aren't reflected on the menu. No eggs, no potatoes and replacement of items are scarce. You can turn in breakfast voucher (reportedly worth $18.75) plus pay $8.75 and get the breakfast you were promised. That's seems like the voucher isn't worth anything because the breakfast is only worth $8.75. Eitherway, the oatmeal got me going in the morning.

We booked this hotel for the Haloween weekend. Despite being in the Tenderloin this was a really great hotel and we had a great stay. We didn't have any problems with the homeless people we had read about in previous reviews. It looked like there was a security guard in front of the hotel maybe making sure people weren't loitering. It was really easy getting an uber to get to where we were going. It was hot. Like really hot in the room. I know that air conditioners are not very common in san francisco but... maybe they could have left the balcony door open or something. It made getting our haloween costumes on kind of miserable. There were a couple fans to use but they didnt really help that much. Also, our toilet didn't really seem to work correctly.
Free shuttles a few times a day. Staff was super helpful showing us best values for travel, food. Honestly can't say enough good things about the staff Rough area known as the tenderloin. I didn't mind and there were younger women on the sidewalk at night but area may be off putting for some

The hotel was very clean, room and bathroom are large, bed comfortable, and the staff was very helpful. The top 8th floor lounge was nice and relaxing. Overall for the area this was the best hotel. Shuttle service to local visitors sites as well.

We were sight seeing and Bill gave us excellent advise on how to see the city. We had a late flight out of town and we were able to travel around town until early evening and they kept our luggage and arranged for our transportation to the airport.
My experience with the Embassy Hotel was terrible and a complete disappointment. The iconic part about the experience is that it had nothing to do with the actual stay because when myself and my friends arrived , we were informed that they overbooked and they were moving us to the Oasis Inn. When we got to the property, our room was run down compared to what we paid for a room at the Embassy Hotel and our bathroom toilet was clogged. In fact, the front desk attendant informed us that we should just unclog it ourselves. On top that, we were expected to pay the same rate as if we were staying at the Embassy Hotel. The rest of the evening of our first day of vacation was spent looking for another hotel. Overall, customer service at The Embassy Hotel was absent in that they didn't care where they placed us, unapologetic for overbooking, and didn't provide any compensation for their blunder. Bad customer service, mistreatment of the guests, and a lack of human compassion - that's the Hotel Embassy experience.
The hotel is centrally located near everything. The staff is nice and the facility is kept clean. No AC; and, we had to sleep with the windows open. While sleeping with the windows open is not bad, we had to put up with the noisy city life.
I liked the location for travel purposes, however the tv in our room did not work. Took a little complaining before we were relocated.
Free parking that was not advertised They couldn't find out reservation at first. To enter their parking garage you need to run inside the hotel and tell them to press the button!
Good location, good price. Bare bones. You get a room and a bathroom and that's about it. I usually see a room as a place to sleep, so it didn't bother me too much, but I could see how other people might be unhappy. No AC, no coffee machine, small room, old building, old plumbing.
Nothing I burnt my leg taking a shower. I was cold. There was no central heating so I took a hot shower. The hotel said hey would refund me one night stay and have not done so. I spoke to bill and Mary and nothing. I'm very upset

Staff was friendly and accomidating. My car was safe, and I could see it from my window. It did the job, I stayed by myself for 1 night anyways. It had a faint smell of... plastic?? I don't know what it was, but I smelled it. If you're coming with a family, I don't recommend going down Balboa. I got offered to buy weed by 3 different guys. PARKING ISN'T FREE ANYMORE! I paid 30$, but it was worth it. They close the gate, so I felt very safe leaving my car there.
Very clean, comfortable beds, nice washroom, refregerator, close to seaside. Brekfest poor, self served at reception.
Hotel has a nice out fashioned look to it. It was well maintained and clean. The hotel provided a very simple complimentary breakfast. The hotel is located in a bad neighborhood so we didn't really feel safe walking outside it. The price was too high given the quality of rooms and location.
Hotels eco efforts and the super staff appreciated. Windows can't really be shut tight so the heat and noise can be an issue.
The set up of the hotel was great. There is a heated pool on the middle, with swimming up until midnight. You can still swim even when it very cold outside. All the room doors face each other, which makes for a fun, friendly atmosphere. The eatery on site is AMAZING! I'm not kidding when I say this, it was probably one of the best places I've eaten. It's filled with old record albums and has a cool, sexy vibe. My husband was playing in a show/concert that night so we were all able to walk to the Regency Ballroom...it's very close. To have free parking right outside so you have access to your car is almost unheard of and very convenient. This is the place for fun, and they do quiet everything down after midnight. Don't go here for peace and relaxation though. It is not for that. It's for fun swimming, good accommodations, location, eating and enjoying life. The staff was amazing and we really appreciated them being so nice and welcoming. They seemed genuinely happy to see us..for real! For a fun night out in the city this is now my go to place and if that's what your looking for this is the best spot. I also saw a bunch (I mean about 5 groups) of bachelorette parties. This a super place for that and for eating brunch or going out for drinks. Only drawback is it could use some minor updating, but not enough to not want to stay there. It's overpriced a bit but so is every place in SF. It's worth the money so get your bathing suit, or not, and go rock out!
The staff were great - very friendly and very helpful. The hotel is surrounded by gangs, drug dealers, prositiutes, homeless people, drunks and drug addicts. Quite the walk home. An overpriced motel in a bad neighbourhood,
Restaurant/bar Walking from Bart to hotel the streets were littered with crack heads and heroine users. Dozens were using right in front of us and some were passed out with needles in their arm. One was passed out in front of the lobby enterance. Also, hotel bar and restaurant closed on Sunday and Monday.
Very friendly and individual stuff members. Very cool ambient.
I like to be serviced with the good manner by chinese room cleaning women. They all are really good.

The room was adorable, spacious, clean, and comfortable. The staff was super friendly. The 24/7 coffee and water was a nice touch as were the 3pm cookies. The hotel and experience overall far exceeded my expectations.

The continental breakfast was nice (nothing amazing, but a decent selection). Free WiFi was a good feature (but it is too slow to stream anything). Location 10 minutes from a BART was convenient and two blocks away is a nice strip of small restaurants. This was NOT a 3.5 star place. It was dated and the room was small and there was no air conditioning. I know the Bay area does not get hot often, but it meant to stay comfortable you had to keep your window open and that meant hearing traffic all night.
The best thing about this hotel was that they offered cookies in the late afternoon, and all day tea/coffee. Room and beds are small. No air conditioning in the room. In room coffee was not replenished. Bathroom very outdated. Room service did not clean the room, all they did was make the bed. The elevator is old and frightening. Staff is very curt with guests.

Nice staff and clean hotel. Very nice complimentary breakfast. entranxe and lobby area tastefully decorated. Inadequate closer space & barely any drawer space. Very short sink in bathroom. Sink is fine for people 5'6 and below. Room was very stuffy due to small size so window needed to be cracked open. Problem with window being own is lots of noise outside.

The location was excellent and the price low. Accommodations were simple but functional and staff was very communicative, even texting me the day before my arrival to confirm check-in time. Being right on Van Ness, it was a very loud spot. The bed was small and the bathroom cramped. No soap was provided for the sink, which was weird.
